Choose Your Realtor Carefully!

Choose your Realtor carefully because it could be one of the most important decisions you make in the process of selling your home.  When interviewing Realtors, among the questions to ask is not "how many listings do you have?"  The better question is "how many homes do you sell?"  A non-productive agent will be counter-productive when it comes to selling your home.  They may lack negotiation skills, may be willing to take your listing at a price well above market value - which greatly increases the chances that qualified buyers will not even look at your house, or they will offer to take your listing at a significantly reduced commission because they don't have a real marketing plan to sell your house, beyond putting a sign in the yard and placing it in the Multiple Listing Service.  

In our Keller Williams Realty office in Palm Harbor, the following are statistics comparing the general Realtor population in our MLS versus our Keller Williams Realty office.  Keep in mind that these statistics for Keller Williams are not internal office improvement, it is how our office compared against all the agents in the Multiple Listing Service area.

MLS down 9.4% in closed units             Keller Williams Realty UP 37.4% in closed units

MLS up 4.2% in new listings taken         Keller Williams Realty UP 69.5% in new listings taken

MLS down 12.7% in closed units            Keller Williams Realty UP 42.2% in closed units

For these three statistical measurements, Keller Williams Realty outperformed the MLS by 46.8%, 65.3% and 54.9% respectively.

All that these numbers are saying is to choose your Realtor carefully.  Good Realtors get results and that translates into more dollars for you, the seller.

The Real Estate Puzzle - An Educational Seminar

For those of you who are in the Palm Harbor, Dunedin and Clearwater or Tarpon Springs area, we, Sun Bay Associates at Keller Williams Realty, are hosting a real estate seminar at the Palm Harbor Library on 2330 Nebraska Avenue in Palm Harbor on Tuesday, October 26 to present real information about the real estate market and to correct some of the most common misconceptions, especially in this challenging market.

This is a free event and there is absolutely no obligation.  It is an educational session for our community.

We will have a title expert from Star Title, Mimi Patrick, to explain the purpose and function of a title company in a real estate transaction.  We will have a mortgage company executive, Brian P. Forrester, with Van Dyk Mortgage, to go into the details of getting a mortgage loan and some of the pitfalls to avoid.  We will also have an experienced real estate consultant explain the function of a realtor in the entire process.  Gwen Campbell, with Sun Bay Associates at Keller Williams Realty, has over 15 years experience in real estate and will address the top ten real estate misconceptions.

If you know anyone who is thinking of selling a home, or anyone who is buying a home, or someone who simply wants to gather accurate information about the current real estate market, be sure to attend.  The seminar will be at the Palm Harbor Library, 2330 Nebraska Avenue, Palm Harbor and runs from 6:30 to 7:30 PM.  There will be plenty of time for questions and answers.  This is going to be a very information packed seminar so be sure to attend!!

Keller Williams Realty Named Highest Ranked in Home Buyer Satisfaction by J.D. Power and Associates for Third Straight Year

AUSTIN, TEXAS (July 30, 2010) —According to the J.D. Power and Associates 2010 Home Buyer/Seller Study United States, Keller Williams Realty, Inc., the third largest real estate company in the United States, has received the highest overall satisfaction ratings from home buyers among largest full-service real estate firms for the third year in a row. The company also ranked second among home sellers in the study for the second year in a row.

The study was produced by J.D. Power and Associates to measure home buyers and sellers customer satisfaction. The results of the home-buying experience were determined by three factors including the buyer’s experience with their agent, the real estate office and a variety of additional services. Keller Williams Realty performed particularly well in the agent and office factors. And, overall satisfaction of buyers for the industry was up over last year.

Additionally, the study noted that the importance of real estate agents has increased substantially in the past year, with buyers and sellers relying on the negotiating skills of their chosen agent and help in navigating the market.
