Palm Harbor Recreation

Finding recreation in Palm Harbor is really an easy thing to do.  Palm Harbor is an unincorporated community in north Pinellas County, FL with plenty of recreational activities.  There is the Palm Harbor Community Center, with a full calendar of recreation for everyone, from day trips to bus trips to distant locations, to dinners for the community and much more.

Of course, being on the Gulf of Mexico, Palm Harbor has terrific parks and water recreation.  The fishing in Palm Harbor, actually in the water off Palm Harbor, is great.  This time of year some of the fish being caught are spotted sea trout, redfish, sharks, BIG flounder, Spanish mackeral, kingfish and many more.  The boating this time of year is wonderful.  The weather is not too hot and the water is still pretty warm.  Many neighborhoods in Palm Harbor have direct access to the Gulf of Mexico, making all water recreation very convenient.  Baywood Village is one of several such neighborhoods.

Golf seems to be a great recreation for our visitors from the north.  There are numerous golf courses in Palm Harbor, for all skill levels.  We even have one of the most beautiful, and toughest golf courses in the country, right here in Palm Harbor.  It is the Innisbrook Golf Resort.  This November 11-13, Innisbrook is hosting the LPGA Legends Tour Championship.  Not only can our golfing fans enjoy their golfing recreation, they can watch some of the best golfers in the world play right here in Palm Harbor.

Palm Harbor has its own YMCA, its own library, ball fields and so very much more.  The recreational opportunities are almost limitless.  Couple all of this with the current prices in Palm Harbor real estate and it is easy to see why so many people come to Palm Harbor as snowbirds, or as full time residents.

Baywood Village, Palm Harbor - a Waterfront Community

Baywood Village, Palm Harbor is a waterfront community with direct access to the Gulf of Mexico.  This is a very water activity focused community, with a boating club, weekend events on Three Rooker Bar, just off the coast and easy access for the neighborhood boaters, and is convenient to the Pinellas Trail, Tarpon Springs and so much more.

In the last 60 days, the real estate activity in Baywood Village, Palm Harbor has seen on home sell for $89,000.  This was a Baywood Village foreclosure with rights to the Baywood Village 5 boat ramp.  Three other homes are under contract.  The average days on market for the houses under contract is 307.  The Baywood Village foreclosure had only 82 days on market, because it was priced so competitively.

There are 4 houses listed as active in Baywood Village.  The list prices range from $799,000 with 987 days on market to $289,000 with 113 days on market.  The average active listing in Baywood Village, Palm Harbor is 2,095 square feet, has 3 bedrooms and 3 baths, is listed for $220 per square foot and has over 600 days on market.  This indicates that the active listings are priced above the market.  The average price for the houses under contract in Baywood Village is $266,600 with an average of 307 days on market.  This indicates the list prices are still above market price, however the final price will not be known until the houses actually close.

So, if you are looking for a waterfront house, with access to the Gulf of Mexico and convenient to excellent water-related activities, good restaurants and the Pinellas Trail, Baywood Village is a place to look.  Realistic offers tend to make sellers become realistic.  So make an offer on the house of your dreams and live on the water in Florida.

Baywood Village, Palm Harbor - a 30 Day Real Estate Update

Baywood Village, Palm Harbor is a charming waterfront community with direct Gulf access by boat, a boat ramp available -with direct deep water Gulf access - for use for the Baywood 5 section of Baywood Village, and a location that is close to the Pinellas Trail, Old Palm Harbor and the many fine beaches of the greater Tampa Bay area.

For the past 30 days, there are 13 properties listed for sale in Baywood Village.  Of these, only one is a distressed property, and it is bank owned with a list price of only $107,900 and 162 days on market.  The other 12 listings range in list price from $175,000 to $935,000 and the days on market range from 12 to 765! 

As we have mentioned on this blog several times, when a property is listed for over 100 days on market, it is very probably priced higher than the market will bear.  When the days on market goes beyond 200, the market is flatly rejecting the list price.

There are two houses under contract in Baywood Village in Palm Harbor for this 30 day period.  Both are distressed property, short sales.  Neither are waterfront homes.  One is listed for $124,000 with 80 days on market.  The other is listed for $149,900 with 244 days on market.

Two homes sold in the past month in Baywood Village. 

332 Westwinds Dr., listed for $159,500 and sold for $155,000 with only 19 days on market.  Seems that at this price the market was willing to accept the price, even though this was a distressed property, bank owned.

335 Crosswinds Dr. listed for $360,000 and sold for $335,000 after only 32 days on market.  Again, the list price reflected the market's willingness to accept a well priced home.

The real estate market may be getting ready to stabilize, however we are not yet ready to say it has.  Prices may continue to decline, although much more slowly than in the past two years, and interest rates are beginning to creep back up, which will erode purchasing power per dollar.

Baywood Village, Palm Harbor - 30 Day Real Estate Update

Today's 30 day real estate update, the first of the new year, is for Baywood Village, Palm Harbor.  This charming waterfront community, on the Gulf of Mexico, is a mix of gulf front and canal waterfront homes, has a great location close to downtown Old Palm Harbor, is very near to the Pinellas Trail, and just may be the best kept secret of a waterfront community in Pinellas County.

In the last 30 days, there were 14 properties listed for sale in Baywod Village, Palm Harbor.  Nine of these are waterfront homes.  The list prices range from $107,900 to $935,000 and the days on market range from 103 to 736.  Of these 14 properties, 3 are distressed property, two short sales and one bank owned property.

There are 4 houses under contract in Baywood Village.  Of these, 3 are distressed property, two short sales and one bank owned property.

357 Westwinds Dr., listed for $124,000 with 80 days on market is a distressed property, short sale.

225 Westwinds Dr., listed for $125,000 is a distressed property, short sale, with only 1 day on market.

332 Westwinds Dr., listed for $159,500 with 19 days on market is a distressed property, bank owned.  This is a waterfront home.

335 Crosswinds Dr., listed for $360,000 with only 32 days on market is a waterfront home and is NOT a distressed property.  This is a 2347 square foot home with a 2 car garage.

The days on market is a very strong indicator of how well priced a home is.  When a home is for sale for over 100 days and has no offers, it is very likely priced too high for the current market conditions.  One should take note that of the four homes under contract, the days on market are 1, 19, 32 and 80.  This indicates that the market readily accepted the list pricing of these homes. 

The average days on market of the homes that are still for sale, and NOT selling, is 261.  This is a very strong indication that the market is not accepting the list price of these homes.  Each of the homes listed for sale in this last 30 day period in Baywood Village has more than 100 days on market, indicating that the market is not accepting the pricing of these homes.

Four houses listed in Baywood Village expired in the LMS in the last 30 days.  The days on market for these were 182, 211, 291 and 692.

Here is the Neighborhood Scoop update for the last 30 days for Baywood Village, Palm Harbor, a waterfront community.  There are 19 active listings in Baywood Village, 12 of them are waterfront.  The prices for these active listings range from $107,900 at 8 days on market, (and this is a bank owned house) to $935,434 at 702 days on market, a 3542 square foot waterfront home on the Gulf of Mexico.

Baywood Village Real, Palm Harbor

Baywood Village in Palm Harbor, Florida, is a waterfront community that has a good deal of real estate sales activity.  As of today, October 26, 2010, there are 19 active listings, 1 active with contract listing, 3 pending sales and 5 properties have sold in the last 90 days.

Of the 19 active listings in Baywood Village, the prices range from $117,900 with no waterfront or access and no pool, to $935,000 with waterfront, direct Gulf access and wonderful waterview. 

The active with contract and the pending sales range from $125,000 to $399,000 and except for the listing at $125,000, the others have waterfront, Gulf access and excellent water views.

Of the houses that sold in the last 90 days, one on 312 Crosswinds Drive was listed for $239,000 and sold for $230,000 with no waterfront but with a pool and was 115 days on market.  The other four houses all have waterfront, Gulf access and water views.  368 Westwinds Drive was listed at $287,000 and sold for $250,000 after 104 days on market.  366 Westwinds was listed at $354,000 and sold for $300,000 after only 2 days on market.  340 Westwinds Drive was listed at $849,000 and sold for $739,000 after 137 days on market and 309 Crosswinds Drive was listed at $849,000 and sold for $860,000 after only 66 days on market.

A key element to the correct pricing is days on market. The range for days on market for the successfully sold houses is from 2 days to 137, with the 137 days on market home selling for $739,000.  For the active listings, or those that have not yet sold, the days on market ranges from 33 to 679.  For the houses above 200 days on market it is very safe to say that the asking price is being rejected by the marketplace.

At the current rate of sales, there is less than four months inventory of homes for sale in Baywood Village, Palm Harbor.

Baywood Village Update-Palm Harbor, FL

Baywood Village in Palm Harbor, FL is an active waterfront community.  Here is an update on activities in Baywood Village for the month of April.

Easter Saturday is an Easter egg hunt at the community clubhouse for the kids.  This is always a family friendly event and a big it with the kids.  After the Easter egg hunt, the guest of honor, the Easter Bunny will make an appearance for photos with the kids.  Then everyone can have lunch with hot dogs and sodas.

Then the Baywood Village annual fishing tourney gets underway the same day.  Boats leave in the morning and end the day with laughter and a meal in the evening.

The board of directors has arranged for a hazardous materials disposal for April 28.  Bring your hazmat stuff to the Baywood Village clubhouse and Pinellas County will pick up these hazardous materials for disposal, at no cost. 

Finally, in March, the Women's Club collected over 360 items of food to donate to the local F.E.A.S.T.  The people who live here give back to the community of Palm Harbor.  Baywood Village is a great place to live.  As a waterfront community, there are real benefits, like being able to go fishing at a moment's notice, grill dinner on your deck overlooking the canal that leads to the Gulf of Mexico in just minutes.  Those who live here enjoy the life, and also give back to their community.

Real Estate Sales Activity in Palm Harbor, FL

Baywood Village in Palm Harbor,FL is a waterfront community on the Gulf of Mexico with a canal system that connects many homes in the neighborhood to the Gulf.  There is a wide range of home prices in Baywood Village, since the neighborhood was first started in the early 1960s.  The first homes in Baywood Village were built in the early 1960s and various phases were added over the years, with Baywood 5 being the final phase built in the late 1980s.    The phases of construction account for much of the range of home prices.  The real estate sales activity for the first two months of 2010 are below.

In the $125,000 to $175,000 price range, there are 4 houses listed and 3 sold.  The average Days on Market for the active listings is 226, the average Days on Market (DOM) for those that sold is 65.  For the three houses that sold, the average sales price was 91% of the average list price.

In the $175,000 to $300,000 price range, there are 5 houses listed, 2 under contract and 1 sold.  The average DOM for the active listings is 89 and for the one that sold is 379 and it sold for $$145,000.

In the $300,000 to $500,000 price range, there are 6 houses listed, 1 under contract and 0 sold.  The average DOM for the listed homes is 218.

In the $500,000 and above price range, there are 6 active listings, 1 under contract and 1 sold.  The average DOM for the listed homes is 165 and the 1 that sold was on the market for 147 days and was listed at $725,000 and sold for $650,000.

Generally, the longer a home is listed, it means that the list price is too high.  In some cases, especially in a short sale situation, a house may be listed for a long time because of the lengthy bank approval time for short sales. 

Naturally, home prices are down from the peak of 2005, in Baywood Village as just about everywhere else.  When houses are priced properly, sales move much quicker because the marketplace is accepting the prices.  The Days on Market or DOM is a very good indicator for homeowners to use to understand that a house that has no or very little activity in the first 30 days, or is on the market for more than 90 days, needs to have the price adjusted.  This is true in almost all cases, especially in today's market where price is the driver since there is still a lot of inventory.

Baywood Village - a Waterfront Community in Palm Harbor, FL

Baywood Village in Palm Harbor, FL is a quiet, waterfront community that is one of the best kept secrets in  north Pinellas County.  The homes on the canal system have direct access to the Gulf of Mexico and most have docks with boat lifts right out the back door, although in Baywood Village, the dockside is considered the front door.  There is a mix of older homes and newly built homes - with all the upgrades one would expect in a waterfront community.

Of course the fishing in the Gulf of Mexico is excellent, only minutes from your dock.  Just a mile or two away from Baywood Village are Anclote Key and Three Rooker Bar, both boating destinations for the community, whether for a day trip at the beach, a weekend for fishing and partying, or for the outstanding fishing in the flats surrounding these islands.  Also, just a short ride by either car or boat is Howard Park in Tarpon Springs, just north of Palm Harbor.  Howard Park has wonderful beach and picnic facilities and is a very popular destination all year round.

Baywood Village is also a short drive from historic downtown Palm Harbor.  There are wonderful restaurants, such as the Thirsty Marlin, Peggy O'Neills Irish Eatery, and the Old Town Cafe which serves absolutely excellent coffee, coffee specialties and desserts.  Not to mention great lunches.

Palm Harbor also has excellent schools, with the jewel being Palm Harbor University High School.

One of the best features of living in Baywood Village is that it is still an affordable waterfront community.  And in the current real estate market, Baywood Village in Palm Harbor is a desirable and affordable place to live.
