Indian Trails, Palm Harbor a 30 Day Real Estate Update

Today we are looking at the 30 day real estate update for the Indian Trails, Palm Harbor real estate market.  Indian Trails, Palm Harbor is a deed restricted community that has tree lined sidewalks, wonderfully landscaped homes with large yards, is very close to the Pinellas bike trail and of course the wonderful Clearwater beaches and the Sponge Docks of Tarpon Springs.  For specific community information, visit the Sun Bay Associates links page for school, community activity, tax info and much more.

Here is the latest information on the Palm Harbor real estate market in Indian Trails, Palm Harbor.  There are 6 homes listed for sale.  Two of these have been listed in the last 30 days.  One, a 2,796 square foot pool home with 4 bedrooms on Treetop Drive has only 16 days on market.  This is a Palm Harbor short sale.  The other new listing is a 3,018 square foot pool home with a 3 car garage, 4 bedrooms and 4 baths, has only 25 days on market and is not a Palm Harbor short sale.

Short sale houses are often a very good purchase since the owner usually lives in the house and is maintaining it.  These homes often sell for as much as 15-20% below market value so a buyer looking for a "deal" can find a house available for less than market value yet is good condition.  A key difference between a short sale and a bank owend home is that usually the foreclosed house is well below market value, by as much as 40%, however it is in need of major repairs or maintenance, so the 40% savings in purchase price can be eaten up quickly by repairing the home to make it livable.  Traditional, short sale and foreclosed homes all have market advantages, and there are very often more drawbacks when looking at distressed property, especially the maintenance issues.  The longer a house sits empty, the more likely the purchase price savings is going to be consumed by repairing the house.

There is one Palm Harbor distressed property in Indian Trails that is a foreclosure.  It is at 1401 Indian Trail South, is a 2,404 square foot pool home with 3 bedrooms/2 baths and is listed for only $192,000.  This Palm Harbor distressed property is very well priced for this community.

For this 30 day reporting period, there are three homes listed with pending contracts in Indian Trails, Palm Harbor.  All three are Palm Harbor short sale homes.  One, a 3,136 square foot home with 4 bedroms and 2 1/2 baths is listed for $227,000 and had only 5 days on market before it went under contract.  The other two houses in Indian Trails, Palm Harbor that are under contract and are also Palm Harbor short sale homes are:  1300 Indian Trail S, a 2,324 square foot pool home, with 3 bedrooms and 3 baths.  The other home under contract in Indian Trails, Palm Harbor is at 1429 Rolling Ridge Rd., is a 2,599 square foot pool home with 4 bedrooms and is listed for $265,000 with 185 days on market.

Cobbs Landing, Palm Harbor a Real Estate Update

Today's 30 day report is for the Cobbs Landing, Palm Harbor real estate update.  There are two groups of properties within Cobbs Landing, Palm Harbor. 

There are currently 6 condos listed for sale and 2 condos are under contract in Cobbs Landing, Palm Harbor.  Of these, there are 3 Cobbs Landing short sale properties, and 2 bank owned condos.  The list prices for the condos in Cobbs Landing range from $78,000 to $179,900 with an average of $114,933.  The days on market for the listed condos range from 78 to 208 days on market, with an average of 143 days on market.  Except for one condo that is a one bedroom unit, which is a Cobbs Landing short sale condo, the other condos are 2 bedrooms units.  The two condos that have the greatest days on market are also the two highests priced condos in Cobbs Landing, Palm Harbor.  Both have been on the market for more than 200 days and neither is a Cobbs Landing short sale property.  Thus, one can guess the prices are set too high for the current market.

Now on to the single family Cobbs Landing, Palm Harbor real estate.  There are currently 12 single family homes listed for sale in Cobbs Landing.  Of these twelve houses, there are 4 Palm Harbor short sale houses.  The list prices for these Palm Harbor single family homes range from $229,000 to $599,900.  For this 30 day reporting period for Cobbs Landing, Palm Harbor, three new single family listings have come on the market.  The average square footage for single family homes in Cobbs Landing that are for sale is 2,614 and the average list price for these houses is $335,017 with an average of 131 days on market.

There are 4 single family houses in Cobbs Landing that are under contract.  One is a Palm Harbor short sale property, listed for $189,900 with 153 days on market.  This is a 2,087 square foot home with 3 bedrooms and 2 1/2 baths.  Another is a bank owned house, with a pool, 3,429 square feet, 3 bedrooms and 2 1/2 baths and a list price of $279,900 and 350 days on market.  The other two houses under contract are 3,239 and 3,387 square foot homes and are listed for $399,900 and $330,000 respectively.  Neither of these are distressed property.

There are two houses for this 30 day Cobbs Landing, Palm Harbor real estate update that sold.  One at 2956 Landing Way was a Palm Harbor short sale house that was listed for $189,900 and sold for $185,000 after 169 days on market.  This is a 4 bedroom house.  The other sale in Cobbs Landing for this 30 day real estate period is at 3049 Windridge Oaks Dr., was listed for $225,000 and sold for $215,000.  This is not a Palm Harbor short sale home.  It is a pool home, 1,958 square feet with 4 bedrooms and 2 baths.  It had 109 days on market.

Baywood Village, Palm Harbor Real Estate Update

For the last 30 days, there are currently 10 houses in Baywood Village listed for sale.  One house has been listed in the last 30 days, at 77 Gulfwinds Drive, a 2,296 square foot waterfront home with covered boat house, with a pool and rights to the Baywood 5 boat ramp.  It is a short sale.

This waterfront community has deep water access to the Gulf of Mexico with terrific fishing in the grassflats, is within very easy boating distance to Anclote Key and Three Rooker Bar, popular fishing and picnic areas and the Pinellas bike trail is very convenient as well.

The list price ranges for the houses listed for sale is from $275,000 to $842,000 with an average list price of $435,145.  The days on market range from 14 to 792 and the average days on market is 315.  Only one of these homes is a Palm Harbor short sale, it is the newest listing in Baywood Village at 77 Gulfwinds Drive.

There are two homes listed as under contract in Baywood Village, Palm Harbor.  Both of these houses are short sales, with list prices of $124,000 and $149,900.  Both are pool homes and have 3 bedrooms with 2 baths.

For waterfront living in a low traffic neighborhood, Baywood Village is definitely worth a look.  Also, Baywood 5 section of Baywood Village has a deep water boat ramp with unfettered access to the Gulf of Mexico and all the enjoynment of fishing and boating on the Gulf.

Waterford Crossing, Palm Harbor real estate update

This 30 day update for Waterford Crossing, Palm Harbor real estate shows that in this highly desirable neighborhood that only two homes are currently listed for sale and one home is under contract.
