Dunedin Retirement Communities

Are you looking for Dunedin retirement communities, or your winter home away from home? Dunedin is the place.  It has the lifestyle, the location, affordability, and almost every amenity you could ask for.  Do you want an active adult community?  You can use our Market Insider to follow the real estate trends in Dunedin.

There is the Pinellas Bike Trail, for those who like to get exercise and go somewhere.  You can ride the Pinellas Bike Trail the length of Dunedin, take a side trip over to Honeymoon Island state park, or just stop on the Dunedin Causeway to watch the boaters, or the windsurfers, or other people simply enjoying the view. There is the Dunedin Golf Club, which is the former home of the PGA, with a wonderful clubhouse and restaurant.  Downtown Dunedin has lots of shops, restaurants and plenty of festivals and events during the season.  Coming in November is the Arts Harvest, a major event with juried artworks available for purchase, lots of good food to eat, and many people just enjoying the fall weather.

So, you ask, what about the Dunedin retirement communities in the area with property for sale?  The Douglas Arms is a 55+ community that is very affordable, with prices typically under $75,000.  Douglas Arms is a no pets community.  There is also the Heather Hill Apartments.  Heather Hill Apartments are villas, have a no pets policy and also are generally priced in the under $75,000 range.  Heather Lake condos, Patrician Oaks and Pinehurst Village are also 55+ communities typically priced under $100,000. Edgewater Arms condo is on Edgewater Drive in Dunedin, with prices in the general range of $150,000 to $225,000.  Edgewater Arms is right on the Gulf coast with spectacular views of the Gulf of Mexico and the nightly sunset show, which is free.  Edgewater Arms is also a no pets community.

Another outstanding Dunedin retirement community is Royal Stewart Arms.  Royal Stewart Arms is located on the Dunedin Causeway, just before the entrance to Honeymoon Island state park.  The Pinellas Bike Trail goes right by the community, so residents can walk along the Dunedin Causeway to Honeymoon Island, or head east on the causeway to the beach, or over to the mainland for a meal at Frenchy's Island Outpost, and dine on the open air patio.  The listing prices for condos in Royal Stewart Arms are generally from about $175,000 to $250,000.  Some of the condos in this waterfront community have simply incredible views of the Gulf and the intra-coastal waterway.  There is even a community fishing pier where people gather for fishing and conversation, or to watch the dolphins swimming around.

The lifestyle is there, you simply choose the value.

 

Royal Stewart Arms, Dunedin, FL

Royal Stewart Arms, Dunedin, FL is a 55+ condo community on the intra-coastal waterway in the Gulf of Mexico.  Why would someone want to live here?  Here are a few reasons, and then we'll go into a bit about Royal Stewart Arms real estate activity recently.

Gulf views.  You get spectacular views of the Gulf of Mexico and the intra-coastal waterway by Dunedin, FL.  Many of the condo units directly overlook the Gulf and the sealife.

Amenities.  The amenities include being on the Dunedin Causeway, which is the approach to Honeymoon Island and its ferry to Caladesi Island, one of Dr. Beach's best beaches in the world.

There is also a fishing pier for Royal Stewart Arms residents.  The clubhouse is outstanding for community events, there is shuffleboard, tennis and many other activities, not to mention that downtown Dunedin is just a very short drive away, or an easy bicycle ride on the Pinellas Trail.

Lifestyle.  You can relax, have morning coffee overlooking the Gulf of Mexico, enjoying the dolphins, walk along the Pinellas Bike Trail to Honeymoon Island, or visit your neighbors.  Sit on a bench and simply enjoy the water views, watch the fishermen or boaters, or wind-surfers.  Go to the community fishing pier and catch dinner.  This 55+ community has a no pets policy.  The condo fees cover just about everything you can imagine, including building exterior, flood insurance, water, trash removal, grounds maintenance, clubhouse, tennis courts, the roof, and basic cable.  All you have to do is take care of the inside of your own home.

Recent Royal Stewart Arms Real Estate Activity.

There are one bedroom, one bath condos up to 2 bedroom and 2 bath condos available in Royal Stewart Arms.  The square footage ranges from 539 square feet for a 1 bedroom/1 bath unit to a 1239 square foot end unit with 2 bedrooms and 2 baths.

In the last year, 27 condos have sold in Royal Stewart Arms, ranging from $50,000 for a 539 sq. ft. 1 bedroom condo to a high of $190,000 for a 1181 sq. ft. end unit with a west view and fully remodeled.

Royal Stewart Arms, an adult over 55 community, is located on the Dunedin Causeway, just before the entrance to Honeymoon Island State Park.  Besides the wonderful lifestyle afforded to residents here, the views are incredible.  There are views of the intracoastal waterway and looking to the mainland, the night-time lights are a terrific sight.  Almost everyday, you can stroll to the seawall and watch the dolphins swimming just a few yards off shore.  At sunset, the sight can be awesome.

At present, there are 6 condos listed for sale in Royal Stewart Arms, ranging in price from $114,825 for a 1 bedroom, 1 bath unit to $215,000 for a 2 bedroom, 2 bath unit.  There are also 3 condos under contract with list prices ranging $120,000 to $139,000.  And finally, there were, in the last 90 days, 8 condos sold in the community, with sale prices ranging from $94,500 to $190,000.  There are several other adult communities in Dunedin, prices well below $100,000 to prices above $200,000.   

A little bit more about the over 55 community of Royal Stewart Arms.  The community has its own fishing pier, tennis courts, a wonderful recreation center and of course the waterfront lifestyle.  There is a no pets policy.  The Pinellas bike trail is extensively used by bikers and walkers, goes right by the entrance to the community and accesses over 45 miles of bicycle trails that go as far north as Tarpon Springs to as far south at St. Pete.  All this in one unbroken bicycle trail network.  Whether you want to enjoy the Florida liststyle full-time, or are a snowbird and will be here only when the snow if flying up north, come take a look at Dunedin, and especially at Royal Stewart Arms.

Royal Stewart Arms, Dunedin, FL is a 55+ condo community with spectacular views of the Gulf of Mexico and the intracoastal waterway.  This community has it all, including tennis courts, shuffleboard, fishing pier and an active community association.  Royal Stewart Arms, Dunedin, FL is on the Dunedin Causeway and is the last development before entering Honeymoon Island state part.  

Today's 30 day real estate update for Royal Stewart Arms will cover the latest real estate listing and sales activity for this 55+ condo community.

Currently, there are 21 active listings in Royal Stewart Arms.  Of these 21 listings, 7 are one bedroom one bath condo units.  The other 14 listings are 2 bedroom units.  All together, the average days on market for all 21 condos is 201 days on market.  For the one bedroom units, the average days on market is 177 days on market.  Five of these listings have more than 120 days on market, which is a sure indicator that the price is higher than the market is willing to pay.  

The average price for all the condos in Royal Stewart Arms, Dunedin is $148,643 and coupled with the average of 201 days on market certainly indicates the market is rejecting these list prices.

There are only 3 condos under contract, 2 listed at $129,900 - both of which are 2 bedroom 2 bath units.  The other unit under contract is listed for just under $175,000 and has been updated, with stainless steel appliances, granite countertops, newer A/C and water heater, and much more.

There was no sale in Royal Stewart Arms in the last 30 days.  If you are looking for a great location for a very competitive price, Royal Stewart Arms is definitely worth a look.  It is not a landlease complex.  Pets are not allowed.  What is allowed is the Florida lifestyle of a 55+ condo community, including the beaches, easy access to Honeymoon Island, fishing, and the benefits of being so close to charming downtown Dunedin.

Royal Stewart Arms, Dunedin is a wonderful 55+ condo community that is on the Dunedin Causeway, just before the entrance to Honeymoon Island.  Honeymoon Island is constantly listed as one of the best beaches in the US.  The Florida lifestyle is there for anyone who wants to live in a very active 55+ community.

For the last 30 day period, the Dunedin real estate activity for Royal Stewart Arms is showing 23 condos listed for sale, 4 under contract and 2 condos sold.

Of the 23 condos listed for sale, the price ranges from $109,900 to $219,000 with an average list price of $162,696.  The days on market range from 17 for a listing at $109,900 to 532 days on market for a listing priced at $219,000.

Of the 4 condos under contract, one listed for $124,950 with only 6 days on market is 1,181 square feet with 2 bedrooms and 2 baths.  Another, also 1,181 square feet is listed for $209,900 with 104 days on market.  The average for the other two condos are 995 square feet and average list price of $154,900.

For the two units that did sell in the last 30 days, one is 802 square feet with one bedroom and a list price of $119,900 and a sold price of $110,000.  The other unit was priced at $199,900 and sold for $1745,000 after 202 days on market.  This is a 1,181 square feet unit with 2 bedrooms and 2 baths.  The average selling price per square foot in Royal Stewart Arms is $143.  Compare that to the average list price per square foot of $167 for condos that are still for sale.

Royal Stewart Arms - 30 Day Real Estate Update

Today's Neighborhood Scoop 30 day real estate update is for Royal Stewart Arms, Dunedin.  This 55+ condo community is on the Dunedin Causeway at the entrance to Honeymoon Island and just a quick ferry ride to Caladesi Island, two of the best beaches in the United States.

For this 30 day update, Royal Stewart Arms has 25 condos listed for sale.  The average price is $164,077 with 152 days on market.  The average list price per square foot is $168.  Since our last update, 2 condos have come up for sale in this desirable 55+ condo community in Dunedin.

7 Dundoon Pl., #103 is listed for $157,900 and has only 2 days on market.  This is a 957 square foot 1 bedroom/1 bath condo.  The list price per square foot is $165.

9 Forbes Pl. #210 is listed for $189,900 and has 30 days on market.  This is a 975 square foot 2 bedroom/2 bath condo.  The list price per square foot is $195.

In the last 30 days, 3 condos have sold in Royal Stewart Arms.  The average selling price was $153,000, average days on market was 44 and the average price per square foot was $146.

The largest, at 1181 square feet is a 2 bedroom/2 bath condo and was completely renovated with new kitchen, bathrooms and tile floors in the last six months, and new air conditioner and air handler installed in 2009 too!!  The list price for this stunning condo was $199,950 and the sale price was $195,000, with a price per square foot of $165.  This unit had only 55 days on market.

The other two units sold were:

7 Elgin Pl., #308, listed for $129,900 and sold for $117,000 after only 25 days on market.  This is a 970 square foot 2 bedroom/1 bath condo with the sale price per square foot at $121.

7 Elgin Pl., #803, listed for $159,900 and sold for $147,000 after 51 days on market.  This is a 975 square foot 2 bedroom/2 bath condo and the sale price per square foot was $151.

Royal Stewart Arms is a 55+ Gullf front retirement condo community in Dunedin on the Dunedin Causeway, just before the entrance to Honeymoon Island.  The views of the intracoastal waterway are spectacular.  There is a community fishing pier, community pool, each building has its own association, and there are lots of activities to keep even the most active person busy.

Royal Stewart Arms is an easy bike ride to the beaches on the Causeway, or the main part of the Pinellas Trail.  Downtown Dunedin, with its festivals, crafts fairs and excellent restaurants and shops is just a short drive away.  For anyone looking for a 55+ community whether as a second home or a dream retirement, Royal Stewart Arms just might be for you.  The Gulf of Mexico is right outside the door and the camaraderie of fishing from the community fishing pier or chatting with your neighbors is hard to beat.

The real estate activity in Royal Stewart Arms is active.  Currently there are 26 condos for sale, ranging in size from 606 to 1181 square feet and 1 or 2 bedrooms.  List prices range from $124,000 to $209,900 and the average days on market is 128.

There is one condo listed as a pending sale.  It is listed at $159,900 and went under contract after 51 days.

In the last 90 days, 2 condos have sold in Royal Stewart Arms.
