Dunedin Homes for Sale Between $150,000 and $250,000

Are you looking for Dunedin real estate in the $150,000 to $250,000 range?  You might want to take a close look at Dunedin, FL.  Dunedin offers a great lifestyle.  This gem of a city is on the Gulf of Mexico, has a population of about 45,000, has a small town feel with some big city features – especially top flight restaurants, a downtown that is often closed to motor traffic during the many arts festivals, various holiday celebrations ( Cinco de Mayo, Mardi Gras, Wines the Blues, juried crafts fairs, Old Fashion Christmas, among may others, great beaches, including Honeymoon Island and Caladesi Island state parks, and on and on.  The life style is all Florida.

Of the homes for sale, they range from a 1 bedroom, 1 bath, 695 square feet condo in a 55+ community for $150,000 to a 3,050 square foot single family home zoned as an Assisted Living Facility, for only $189,000 or a 1761 square foot, 3 bedroom, 2 bath single family home on a highly desirable brick street for $249,900.

The ten properties that sold in the last 30 days range from a high of $249,900 for a 1370 sq. ft. condo on the Dunedin Causeway to a 1515 sq. ft. townhouse condo in a Gulf front community.

Now, back to the lifestyle.  The downtown area has terrific options, from a Mobil Guide rated restaurant, the Black Pearl, to some of the very best barbeque anywhere at the Dunedin Smokehouse, to homemade ice cream at Strachan’s Ice Cream, all on Main Street.

Dunedin Goes Green

Dunedin goes green. No one who lives in Dunedin would be surprised at that headline. What may be a surprise to the residents, and winter residents of this community on Florida's west coast, is that it is the first local government in the state of Florida to earn the designation as Certified Green Local Government at the Platinum level, awarded by the Florida Green Building Coalition.  There will be a formal presentation to city officials on Dec. 19.

Welcome to Dunedin

The city is very active in promoting the environment so that its citizens, and visitors can enjoy the most pleasant experience possible.  The city parks are well used and very clean.  And the city is a pet friendly community that encourages people to walk their dogs in the parks.  Doggy bag stations are readily available throughout the city.  If it sounds like a great place to live, visit Dunedin real estate for sale.

21st Annual Dunedin Craft Festival

Halloween has come and gone. Now the fall festival season is in full swing and one of the very best is Dunedin's 21st Annual Craft Festival, held on Main Street in Dunedin on Nov. 16 and 17 from 10 am to 5 pm both days. There will be 100 of the very best craftsmen from around the country exhibiting their wares on Dunedin's downtown Main Street. This is a juried crafts festival and there were hundreds of applications, with only the top 100 being selected. There are crafts for all price ranges, from the inexpensive - less than $5, to over $3,000 and everything in between.

There is also going to be a Green Market with exotic plants and special dips and other gourmet foods to purchase.

Best of all, admission is free.

Dunedin Real Estate Market is Heating Up

The Dunedin real estate market is heating up.  Click on our Market Insider link for the month of October to see the data, list prices are lower than actual sold prices.  This is not what we have seen for the last few years and now suddenly the market has shifted from a buyer's market to a seller's market.

The median list price in Dunedin is $153,420, the median sold price is $167,000.  In brief, this is telling buyers not to wait for a "better price" because that better price is not coming anytime soon, unless there is another market "correction".  In the Dunedin real estate market, there has been an increase of almost 12% in active listings in the last month, and the average time of market is only 68 days, which is significantly shorter than the national average.

The long and the short of this brief topic is to take your time finding the right home, and when you find it, do not hesitate and make your best offer right away.  Chances are, if you like a specific house, someone else also likes it and will be making an offer.  To avoid an auction atmosphere, make your best offer when you find the house.  Don't take a weekend to "sleep on it".

 

Royal Stewart Arms - an Adult Over 55 Community

Royal Stewart Arms, an adult over 55 community, is located on the Dunedin Causeway, just before the entrance to Honeymoon Island State Park.  Besides the wonderful lifestyle afforded to residents here, the views are incredible.  There are views of the intracoastal waterway and looking to the mainland, the night-time lights are a terrific sight.  Almost everyday, you can stroll to the seawall and watch the dolphins swimming just a few yards off shore.  At sunset, the sight can be awesome.

At present, there are 6 condos listed for sale in Royal Stewart Arms, ranging in price from $114,825 for a 1 bedroom, 1 bath unit to $215,000 for a 2 bedroom, 2 bath unit.  There are also 3 condos under contract with list prices ranging $120,000 to $139,000.  And finally, there were, in the last 90 days, 8 condos sold in the community, with sale prices ranging from $94,500 to $190,000.  There are several other adult communities in Dunedin, prices well below $100,000 to prices above $200,000.   

A little bit more about the over 55 community of Royal Stewart Arms.  The community has its own fishing pier, tennis courts, a wonderful recreation center and of course the waterfront lifestyle.  There is a no pets policy.  The Pinellas bike trail is extensively used by bikers and walkers, goes right by the entrance to the community and accesses over 45 miles of bicycle trails that go as far north as Tarpon Springs to as far south at St. Pete.  All this in one unbroken bicycle trail network.  Whether you want to enjoy the Florida liststyle full-time, or are a snowbird and will be here only when the snow if flying up north, come take a look at Dunedin, and especially at Royal Stewart Arms.

The Dunedin Smokehouse: Another Reason to Buy Dunedin Real Estate

Another reason to love our city, and buy real estate in Dunedin, is the Dunedin Smokehouse on Main Street.  They cook everything to perfection, and make the desserts on the premises.  You really need to try their Asian burger.  In a word, delicious.  The sidewalk dining area, which is dog friendly, (it is Dunedin after all), makes for a very pleasant environment while having a really good meal.

It is a very short walk to the Pinellas Bike Trail, which of course, is a safe place for a walk since bicycles and pedestrians share the trail.  We like to walk down the trail and into downtown Dunedin.  Lots of shops, restaurants and even good pizza or ice cream shops.

The Pinellas Bike Trail in Dunedin, FL

There are plenty or reasons to buy real estate and live in Dunedin, FL.  One of the best is the Pinellas Bike Trail.  It runs the length of the city, and passes by the Dunedin Blue Jays stadium, the Dunedin Causeway, the Dunedin Golf Club and on into Palm Harbor.  Buying Dunedin real estate is the best way to take advantage of all the benefits of this wonderful small city lifestyle.  You can use the Marina for your boat, play golf on the Golf Club course - former home of the PGA, or stroll out along the Dunedin Causeway to Honeymoon Island and Caladesi Island State Parks.

Dunedin Lifestyle - What's Happening

This weekend is another example of the Dunedin lifestyle and why you should consider buying Dunedin real estate.  Friday evening, April 19, at dusk, bring a blanket or a beach chair to Pioneer Park downtown and enjoy, for FREE, Mama Mia.  This is great family entertainment, people chatting, sipping on coffee or other beverages, children having fun in the park and the movie is on the big screen on the stage at Pioneer Park.

Then on Saturday, at Florida Auto Exchange Stadium, home of the Dunedin Blue Jays, there is a FREE giveaway of two trees for Dunedin residents.  Simply bring proof of residency, driver's license or utility bill, and get two trees in 3-gallon pots.  Then you can go home and plant the free trees in the yard of your Dunedin real estate.

And this is just another quiet weekend in Dunedin, where there is always something happening.  Of course, there is the Dunedin Causeway, with a beach, rental sailboards, and the access to Honeymoon Island, perennially one of Dr. Beach's nominees as best beach in the country.

Dunedin, FL - A great place to live

What makes Dunedin, FL such a great place to live, and own real estate?  It is the lifestyle that Dunedin offers.  There are very interesting brick lined streets, with mature trees, sidewalks and charming cottages with front porches meant to be used as you watch the calmness of the neighborhood.

This weekend in Dunedin, among many other events, there is the annual Fall Antiques Fair from 8:30 am to 5 pm on Main Street in downtown Dunedin.  Come take a look and see what the local antiques dealers have to offer, there are treasures to be found.

At the same time the Dunedin Fall Antiques Fair is happening, there will be a classic car show on Broadway and Alt. 19 for people to get an up close and personal peek at some very cool antique cars, and some cars that may be antiques in name, that are much "newer" than the people looking at them.

This weekend is also the annual Our Lady of Lourdes Fall Festival.  There is a midway with lots of rides and games, face-painting for the kids, silent auctions, a huge flea market with plenty of hidden treasures, some of the best barbeque anywhere around, and just an all around good time for the entire family.  There will be thousands of people all having fun.  It starts tonight, Thursday, so stop by for food, fun and maybe find a good deal at the flea market.

Admission for all of this is free.  So come to Dunedin, FL this weekend to see a few reasons why the Dunedin lifestyle is so attractive  to so many people.  And while you're here, stop in at any of the many micro-breweries for some really good beverages.

It isn't a buyer's market anymore!

With all the doom and gloom in the press about how bad the economy is, buyers seem to think that if they wait to buy a house that the sellers will have to come down in price to meet the, sometimes, outrageous offers the buyers make. And 18 months ago, that might have been true. In the Tampa Bay real estate market, that no longer seems to be true. There are micro-markets that are currently moving very well and the buyers who are waiting for the bottom of the market don't seem to understand that the train has already left the station.

The last few houses we sold went under contract in less than a month, and a couple in less than 2 weeks. That does not say it is a buyers' market. In the Palm Harbor, or Dunedin, or Oldsmar real estate markets, houses that are priced at market value are selling. Even those houses that are not exactly model homes and need a bit of maintenance are selling fast. That is not to say prices are skyrocketing. They aren't. However, prices are no longer going down and for that matter, they are no longer flat in Dunedin, or Palm Harbor, or Oldsmar or several other Pinellas County real estate markets.

A little over a year ago, we had a 15-18 month inventory of homes to sell, so a buyer had a lot of choices and could get away with a low offer. Today, we have roughly a 3 month inventory of houses. This means that savvy buyers who have been watching the market know that there is a lot of competition to buy any given house and that a low ball offer is almost for sure going to get rejected. The less savvy buyers who still think this is a dead market lose out on house, after house, after house because they think the houses are priced too high and have a hard time dealing with the fact the Palm Harbor, or Dunedin, or Oldsmar real estate markets have shifted and that Realtors are telling them the truth about the competitive nature of this market.

This house, below, sold in only 20 days, for several thousand more than the appraised price. That is not a buyer's market.

If you are a buyer, or know a buyer, who is waiting for real estate prices to continue to decline, don't. If you do wait, you have a very, very good chance of losing the once in a lifetime house you would have liked to live in.
