Cobbs Landing, Palm Harbor a Real Estate Update

Today's 30 day report is for the Cobbs Landing, Palm Harbor real estate update.  There are two groups of properties within Cobbs Landing, Palm Harbor. 

There are currently 6 condos listed for sale and 2 condos are under contract in Cobbs Landing, Palm Harbor.  Of these, there are 3 Cobbs Landing short sale properties, and 2 bank owned condos.  The list prices for the condos in Cobbs Landing range from $78,000 to $179,900 with an average of $114,933.  The days on market for the listed condos range from 78 to 208 days on market, with an average of 143 days on market.  Except for one condo that is a one bedroom unit, which is a Cobbs Landing short sale condo, the other condos are 2 bedrooms units.  The two condos that have the greatest days on market are also the two highests priced condos in Cobbs Landing, Palm Harbor.  Both have been on the market for more than 200 days and neither is a Cobbs Landing short sale property.  Thus, one can guess the prices are set too high for the current market.

There are two condos in Cobbs Landing under contract.  The list prices for these, which are both 3 bedroom units, are $80,000 and $89,000 with 90 and 92 days on market.  Both of these Cobbs Landing condos are bank owned property.

Now on to the single family Cobbs Landing, Palm Harbor real estate.  There are currently 12 single family homes listed for sale in Cobbs Landing.  Of these twelve houses, there are 4 Palm Harbor short sale houses.  The list prices for these Palm Harbor single family homes range from $229,000 to $599,900.  For this 30 day reporting period for Cobbs Landing, Palm Harbor, three new single family listings have come on the market.  The average square footage for single family homes in Cobbs Landing that are for sale is 2,614 and the average list price for these houses is $335,017 with an average of 131 days on market.

There are 4 single family houses in Cobbs Landing that are under contract.  One is a Palm Harbor short sale property, listed for $189,900 with 153 days on market.  This is a 2,087 square foot home with 3 bedrooms and 2 1/2 baths.  Another is a bank owned house, with a pool, 3,429 square feet, 3 bedrooms and 2 1/2 baths and a list price of $279,900 and 350 days on market.  The other two houses under contract are 3,239 and 3,387 square foot homes and are listed for $399,900 and $330,000 respectively.  Neither of these are distressed property.

There are two houses for this 30 day Cobbs Landing, Palm Harbor real estate update that sold.  One at 2956 Landing Way was a Palm Harbor short sale house that was listed for $189,900 and sold for $185,000 after 169 days on market.  This is a 4 bedroom house.  The other sale in Cobbs Landing for this 30 day real estate period is at 3049 Windridge Oaks Dr., was listed for $225,000 and sold for $215,000.  This is not a Palm Harbor short sale home.  It is a pool home, 1,958 square feet with 4 bedrooms and 2 baths.  It had 109 days on market.

Cobbs Landing, Palm Harbor - a 30 Day Real Estate Update and Investor Alert

Today's 30 day real estate sales update is for Cobbs Landing, Palm Harbor.  This is a community that the prudent investor might want to look at.  Currently there are 17 properties listed for sale in Cobbs Landing, seven of these are distressed property.  Three of the distressed property listings are bank owned, or REO and four of the distressed property listings are short sales.  The REO or bank owned property very often sell for below market prices, sometimes as little as 75% of the actual market value.  Two of the REO properties are condos and one is a single family home that is nearly 3,500 square feet, with a pool and 2 car garage, listed for less than $300,000.  This is truly a house an investor should consider, since it is listed for $35 a square foot less than what the latest sold houses went for in Cobbs Landing, in Palm Harbor. 

The average list price for condos at Bentley at Cobbs Landing is $115,500 and the average days on market is 83.  The average list price for the single family homes in Cobbs Landing, including the Groves, Estates at Cobbs Landing, Pinnacle an Sanctuary, is $383,185 and the average days on market is 218.

For this 30 day period, there are 8 properties under contract, and four of these are distressed property short sales.  The average list price for the two condos is $84,888.  One, listed for $89 per square foot had 388 days on market.  The second condo, listed for $59 per square foot had only 34 days on market.

Six single family homes went under contract in Cobbs Landing, Palm Harbor in the last 30 days, with an average list price per square foot of $115.50 and an average days on market of 100.

Two houses sold in the last 30 days in Cobbs Landing.  Neither one was a distressed property.

2995 Windridge Dr., listed for $299,000 and sold for $280,000 after only 68 days on market.  This is a 2,480 square foot home, with a pool, 2 car garage and 4 bedrooms.

3499 Woodridge Parkway listed for $375,000 and sold for $362,500 with zero days on market.  This is a 2,773 square foot home, with a pool and 5 bedrooms.

Cobbs Landing, Palm Harbor, 30 Day Update

Here is today's 30 day update for real estate activity in Cobbs Landing, Palm Harbor.  As of today, Dec. 12, there are 18 properties listed for sale in Cobbs Landing.  Of these, 10 are single family homes and 8 are condos in the Bentley at Cobbs Landing.  List prices for the condos range from $78,900 and 12 days on market to $179,900 and 109 days on market.

Of the 8 condos listed for sale, 3 are distressed properties, with 2 being short sales and 1 is a bank owned distressed property.

For the 10 single family homes listed for sale, the list prices range from $209,900 and 116 days on market to $639,000 and 197 days on market.  Of these ten listings, only 2 are distressed properties.  One is a short sale and the other is a bank owned property.

There are 7 properties under contract in Cobbs Landing. Of these, 3 are condos at the Bentley. Two of the condos are short sales and one is a bank owned distressed property.  The range of list prices for the condos is $69,900 to $99,877. 

Four of the homes under contract are single family homes with 2 of these being short sale distressed properties.  The list price range for these four homes is $299,900 to $435,000.

The average days on market for the properties under contract is 125. 

In the last 30 days, four properties has sold in Cobbs Landing, 2 were condos in Bentley at Cobbs Landing.  One of these was a bank owned distressed property and one was a short sale.

3301 Haviland Ct., #102, listed for $45,000 and sold for $45,000 with 44 days on market.  This was the bank owned property.

3269 Haviland Ct., #202, listed for $79,900 and sold for $72,000 with 8 days on market.  This was a short sale distressed property.

Two single family homes sold in the last 30 days.  Neither was a distressed property.

2845 Landing Way, in Estates at Cobbs Landing, listed for $339,900 and sold for $325,000 with 74 days on market.

3538 Shoreline Circle, listed for $340,000 and sold for $300,000 with 0, yes that is zero, days on market.

In the last 30 days, two new listings have come up in Cobbs Landing, both condos at Bentley at Cobbs Landing.

3301 Haviland Ct., #202, listed for $78,900 with 12 days on market and is a short sale distressed property.

3266 Haviland Ct., #303, listed for $104,000 with 10 days on market and is a bank owned condo.

Cobbs Landing, Palm Harbor

Cobbs Landing in Palm Harbor is a prestigious neighborhood made of several upscale communities.  Cobbs Landing has a marina, tennis courts, a private waterfront park at Lake Tarpon and a strong family environment.  There are lots of activities available, including boating on Lake Tarpon, neighborhood functions, and much more to keep everyone involved.

The real estate market in Cobbs Landing is very healthy.  There are currently seven condos listed as active and range in price from $89,000 to $179,000.  There are eleven single family residences active listings in Cobbs Landing, ranging in price from $194,900 for a home with 2087 square feet up to $639,000 for a 3325 square foot home.  The average days on market for all these properties is 100.

There are 6 homes listed as active with contract, 2 condos and 4 single family residences.  Of these six homes, 5 are short sales.

There are currently 3 homes listed as pending contracts.  Of these three, 2 are bank owned propertiess.

Finally, in the last 90 days, there have been 9 homes sold.  Of these 9 sales, two, both condos, were bank owned.  Three other condos have been sold in Bentley at Cobbs Landing, and all three were short sales.  There also were four single family homes sold in the community:

2654 Oleander Ct., Cobbs Ridge, listed at $259,900 and sold for $247,000 after only 6 days on market.

2965 Regal Oaks Blvd, in the Groves at Cobbs Landing, listed at $289,000 and sold for $260,000 after only 38 days on market.

3561 Shoreline, in the Sanctuary listed at $450,000 and sold for $450,000 after 78 days on market.  This home was a short sale.

3545 Shoreline Circle, also in the Sanctuary, listed at $525,000 and sold for $505,000 after 163 days on market.  This is a 5 bedroom, 4 bath house with 4124 square feet.
