For people looking for single family homes in 55+ communities, Highland Lakes in Palm Harbor is a good place to look.  Of course there are other 55 plus communities with single homes for sale, including the Anchorage of Tarpon Lake.  The biggest advantage of looking for homes for sale in Highland Lakes is that there are over 2,000 homes in the community.

The majority of homes in Highland Lakes are 2 bedroom and 2 bath houses and are typically about 1500 - 1600 square feet of living space.  Also, most of the homes have 2 car garages, so there is plenty of space for a car and a golf cart, if you decide that golf carts fit your lifestyle.  Highland Lakes is a golf cart community so you can drive your cart from home to any of the three golf courses within the community.  The Highland Lakes clubhouse has plenty of parking for the golf carts of the residents.  The executive course is private and is for the exclusive use of residents of Highland Lakes.  The residents have unlimited use of the golf course and the $94 HOA fee includes unlimited golf for two people per address.  The course is quite scenic, and at certain times during the day deer can be viewed on the golf course.  The golf course meanders throughout Highland Lakes so that many homes actually are on the golf course.

If golf is not your cup of tea, there are plenty of activities within the community to keep even the shyest person busy.  There is a travel club, there are clubs for people from various parts of the country who now reside in Palm Harbor to help kick-start your social mingling, there is pickle ball - the latest hot sport to help keep people active and fit, there are of course tennis courts, bocce ball, shuffleboard and boating to those who choose to be active.  

For the less athletically inclined, the huge clubhouse pool has water exercise classes.  There are two clubhouses in Highland Lakes, the main clubhouse on 3300 Macgregor Drive, and the Lodge on Lake Tarpon, which has its own pool and dock. From the Lodge on Lake Tarpon, there are nearly daily tours of Lake Tarpon led by local captains in the community pontoon boat.  These captains will show you points of interest on the lake, osprey nests, various areas where wildlife thrive, you may even sight a bald eagle, sometimes soaring above the lake, sometimes simply perched on a tree while looking over the activity on the lake.

After cruising on the lake for a while, and learning about it and the surrounding area, the pontoon boat just might head to the Tarpon Turtle restaurant for lunch on the open air deck overlooking the lake.  Dine at the Tarpon Turtle, maybe watch other boaters dock at the restaurant, and then board the boat for a leisurely trip back to the Lodge at Lake Tarpon to complete your day.

Then, go to the main clubhouse to perhaps partake in a card game, or find someone to challenge to a shuffleboard competition.  All in fun, of course.

Naturally, with all the activity in Highland Lakes, you just might want to search for homes for sale.  At any given time, there are several single family homes, and occasional condo and even a villa for sale in Highland Lakes.  The master community is made up of single family homes, with only a $94 monthly HOA fee, which covers the clubhouse, golf privileges for two, and the boat storage at Lake Tarpon space available basis) and nearly all the activities at the clubhouse.  The condos and villas will have additional fees, mostly to cover the specific condo association, and the exterior maintenance. For specifics, you should contact the condo association or your professional real estate agent.

The condo fees often include exterior maintenance, such as the lawn, while the homeowners in the master association are responsible for their own yard maintenance, their own roof, and the insurances normally needed for a home.  The condos generally cover the exterior maintenance, the roof, and the exterior building maintenance.  Check with each condo association for the specifics of each association.

For your lifestyle, there are lots of things to do outside the community. Many are free things to do and are lots of fun, besides being interesting.  The local beaches are among the very best in the nation, with Clearwater Beach a quick 20 minute drive, Honeymoon Island is only about 10-15 minutes from Highland Lakes and from Honeymoon Island you can take the ferry to world famous Caladesi Island State Park to enjoy the Gulf of Mexico, perhaps buy some munchies at the snack bar, or simply enjoyy the  beach with no automobile traffic to deal with. Caladesi Island is accessible by the ferry or private boat only, making it a unique place to visit.

There is great shopping available in the area besides enjoying the great outdoors. Countryside Mall in Clearwater, only about a 5 minute car ride away, has several major anchor stores, a multiplex movie theater, great restaurants, and many boutique shops for those interesting items you need to decorate your home.  Go a bit farther away and the International Mall is in Tampa, just at the Tampa International Airport.  International Mall has many high-end retail shops, terrific restaurants and major national retail stores for your shopping pleasure.  It also is a great place for people-watching for those who prefer to sit outside the stores while their spouse invests time looking at the various wares each store offers.

Tampa International Airport has upgraded to be among the very best, and most traveler friendly airports in the entire country.  There are excellent local restaurants represented as well as several nationally known restaurants, or one can simply enjoy shopping, at surprisingly competitive prices while waiting for the next flight bringing in your friends and family to enjoy your home in Highland Lakes.

If shopping is not your cup of tea, and golf or other outdoor activities don't turn you on, you always have to eat so try some of the wonderful restaurants in the area.  There is a place to eat to satisfy every palate, from New York Pizza, to huge NY deli sandwiches, to many Italian restaurants, to fabulous Greek cuisine in Tarpon Springs, and boutique dining in Safety Harbor and Dunedin, all within just a short drive.

Highland Lakes, a Great and Very Active 55+ Community

Highland Lakes in Palm Harbor is a large and very active 55+ community.  Highland Lakes, Palm Harbor, is made up of villas, condos and single family homes.  There is a large clubhouse with constant activities for a wide variety of interests.  Highland Lakes has three executive golf courses and for residents, there is no greens fee.  Play for three holes, go home and rest, or play three rounds of golf, then find something else to do.

Golf carts can go to the golf course from home.  Another bonus to Highland Lakes, Palm Harbor is access to Lake Tarpon.  The community has a secure boat storage area, a launch ramp, and clubhouse near the ramp.  Take advantage of Lake Tarpon and the launch ramp, cruise the lake, go to lunch at the restaurant on the lake, then return to your home and relax.

Royal Stewart Arms Real Estate Update

This Royal Stewart Arms real estate update covers the last 60 days.  This is a very active 55+ community at the entrance to Honeymoon Island state park in Dunedin, FL.  There are several 55+ communities in Dunedin, however, this is the one on a beautiful island in the intracoastal waterway in the Gulf of Mexico.

Today there are 10 condos for sale in this 55+ community in the Dunedin real estate market.  Two of these are one bedroom condos and have 302 and 184 days on market.  This simply means that they have been listed for sale for that many days.  The prices for the 10 condos listed for sale range from $89,000 (with 316 days on market) to $209,000 with 240 days on market.  The longer a property is on the market, whether it is in Royal Stewart Arms or anywhere else, is a very good indicator in today's market that the price is too high for the buying market.

There are 2 condos under contract in Royal Stewart Arms.  Both have covered parking.  Of course all condos have ready access to Honeymoon Island state park as well as the amenities of Royal Stewart Arms, including the fishing pier, fitness center, tennis courts and more.

And in the last 60 days, 6 properties have sold in Royal Stewart Arms.  The average sale price per square foot for the three 2 bedroom/2 bath condos that sold is $109.  The sold prices for these condos were $155,000, $120,000 and $110,000.  There were three other condos that sold in Royal Stewart Arms, and these other three are one bedroom units.  The sold prices for the three one bedroom condos were $118,000, $100,000 and $92,000.

Royal Stewart Arms, Dunedin, a 55+ Community

Royal Stewart Arms, Dunedin, FL is a 55+ community on the Dunedin Causeway and is just before the entrance to Honeymoon Island State Park.  The views of the intracoastal waterway and Gulf of Mexico are incredible.  Watch dolphins play along the seawall just outside your condo's window.

For this 30 day summary of real estate in Royal Stewart Arms Dunedin, there are 22 condos listed for sale in the MLS.  The list prices range from $99,900 and 13 days on market to $219,000 and 564 days on market.  In this waterfront 55+ community, 4 condos have come available for sale in the last month.  The largest is a 2 bedroom with 2 and a half baths and 1151 square feet.  This condo is listed for $219,000 and has 31 days on market.  To monitor the real estate activity in Royal Stewart Arms, or any other community, visit Sun Bay Associates Market Snapshot and enter the specific community to watch.  We will send monthly updates on the real estate market for that neighborhood.

In the past month, two condos in Royal Stewart Arms are listed as under contract.  The list prices for these units are $165,000 with 178 days on market and $219,000 with 73 days on market.  Both are 2 bedroom/2 bath units with 1181 square feet.

In the past month, three condos in the 55+ community of Royal Stewart Arms have been sold.  One was a bank owned condo, listed for $124,950 and sold for $130,000 after only 6 days on market.  The other condos in Royal Stewart Arms that sold were not distressed properties.  One is 5 Gateshead Dr., #205, listed for $139,900 and sold for $138,000 after 98 days on market.  This unit is a 2 bedroom/2 bath condo with 1,181 square feet.  The other sale in the last month in Royal Stewart Arms Dunedin was 9 Forbes Pl, #508, listed for $169,900 and sold for $147,500 after 167 days on market.  This unit is a 2 bedroom/2 bath condo with 975 square feet.

The market may be almost stabilized, however no one can say for sure.  The difference between list price and sold prices tells a story.  The average list price for condos in Royal Stewart Arms Dunedin is $159,614 and the average sold price for Royal Stewart Arms condos is $138,500.  This is a very strong indicator of prices that the current real estate market is accepting.  Good news for buyers, perhaps not so good for sellers.

Today's 30 day real estate update is for Highland Lakes in Palm Harbor, FL.  This is a very active 55+ community, with three par 3 golf courses, access to Lake Tarpon and a very active community life, including shuffleboard, tennis, fitness center and much more.  Palm Harbor is a wonderful locatioin with, of course, the Florida lifestyle, great shopping, restaurants, world class beaches, and the Tampa airport is only 30 minutes away.  It is easy to get around in Highland Lakes, golf carts are the favored form of transportation between neighborhoods.

For this 30 day period, there are 23 villas and 40 single family homes listed for sale in Highland Lakes.  The list price ranges for the villas is between $40,900 and $181,000 with an average list price of $92,661.  The days on market range between 13 and 479, with the average days on market at 201.

There are currently 40 single family homes listed for sale in Highland Lakes.  The prices range between $102,500 and $450,000 with an average of $176,965.  The days on market range between 3 and 1069 with the average days on market for single family homes at 154.

For this 30 day real estate sales reporting period, there were 3 villas sold in Highland Lakes wiht the average sales price being $100,667 and the average days on market was 99.

As for the single family real estate sales in Highland Lakes for the past month, there were 6 homes sold.  The average list price for these homes was $152,217 and the average sold price was $138,133 and the average days on market was 124.

Highland Lakes, Palm Harbor - a 30 Day Real Estate Update

Today is the final 30 day update for 2010 and we will do the real estate update for Highland Lakes, Palm Harbor, a very desirable 55+ community.  Highland Lakes has access to Lake Tarpon, has three par 3 golf courses, a clubhouse, fitness center and lots of activities.  Highland Lakes is the largest 55+ community in Palm Harbor.

The real estate activity in the last 30 days, for single family homes and villas shows there are 70 properties for sale, ranging in price from $44,900 up to $450,000 - which is a lakefront home on Lake Tarpon.  The average days on market for the homes for sale is 172.  The lakefront home, listed for $450,000 has 1,037 days on market.

In the last 30 days, six homes have come on the market in Highland Lakes, Palm Harbor: 2 villas and 4 single family homes.

There are 15 homes under contract in Highland Lakes with list prices ranging from $59,900 to $185,000.  The average days on market is a little over 100 days.

In the last 30 days, 10 homes have sold in Highland Lakes.  The listed prices ranged from $72,000 to $799,000 and the average days on market was 114.  The home listed for $799,000 was a bank owned property and sold in 0 days for only $85,000 so this is one that is a statistical outlier.

The average sales price for these 10 homes in Highland Lakes was $97,940, average days on market was 114.  The sold prices ranged from $69,000 to $162,500 and the days on market ranged from 28 to 479.

The lower the number of days on market, the closer the price is to the market value.  When a house comes on the market at a price higher than the market is willing to pay, it sits on the market getting little showing activity, as a rule, until the price is dropped to a value the real estate market (buyers) is willing to accept.  In the current market, the longer the house sits on the market, the lower the final sale price is likely to be because the values are continuing to decline.  Thus, it is better to price your house correctly as the outset in order to get the best possible price instead of hoping to get more than the market is willing to pay.  Time is not a seller's friend in today's real estate market.

Highland Lakes in Palm Harbor is the ultimate in 55+ community living, being on the waterfront of Lake Tarpon and having a very active community.  There are three par 3 golf courses for residents to use year round, the clubhouse is centrally located and there are too many clubs and activities to list them all here.  If you are looking for a waterfront community with its own boat dock, water access to Lake Tarpon, and even boat storage, Highland Lakes is the first place to look.

There are lots of villas and single family homes in the community, along with tree lined streets and the convenience of shopping and restaurants nearby.  Highland Lakes is also a golf cart community.  It has a robust real estate market as well, since it is one of the most desirable 55+ communities in the Tampa Bay area.

Currently, there are 77 villas and single family homes for sale, ranging from $44,900 to $450,000 for list prices.  The $450,000 listing has over 1,000 days on market.  The average days on market for the active listings is 146.

There are 14 active with contract and pending sales, ranging in list price from a villa listed at $64,900 to a 2 car garage, single family home listed for $169,000. 

There are 26 properties in Highland Lakes that have sold in the last 90 days.  They range from a villa listed at $79,000 and sold for $70,000 after 4 days on market to a single family home listed for $269,000 and sold for $255,000 after 728 days on market.  The average days on market for villas and single family homes sold in Highland Lakes is 113 and the average price for these sales is $138,688.
