Palm Harbor Real Estate Update for Autumn Woods and Country Woods

It's time for another 60 day Palm Harbor real estate update.  Today we'll take a look at Autumn Woods Palm Harbor and Country Woods Palm Harbor.  Both of these communities are executive level neighborhoods with mature landscaping, sidewalks and in locations with access to the best schools, including Palm Harbor University High School.

For the past 60 days in Country Woods Palm Harbor there are two houses listed for sale.  One home on Beagle Path Way is listed for $329,900 and has 128 days on market at this price.  It is a beautiful home with a great layout for entertaining.  The other home in Country Woods Palm Harbor is on Turtle Terrace, is listed for $409,000 and has 364 days on market.  It too is a wonderful executive home and has a pool.

For the past 60 days in Autumn Woods Palm Harbor there are three houses listed for sale, one under contract and one sold.  All three listings for sale have pools.  One, priced at $799,500 has a 3 car garage, 4 bedrooms and 5,327 square feet of living space.  This house has 237 days on market.  Another listing at $389,900 is a 4 bedroom pool home with 2,850 square feet of living space and has 107 days on market.  The third listing in Autumn Woods Palm Harbor is listed for $330,420, has 2,292 square feet of living space and has only 56 days on market.

The one house under contract in Autumn Woods Palm Harbor is listed for $487,000, has a pool, 3 car gargae and 4,152 square feet of living space.  This house had a total of 712 days on market.

Finally, the one house that sold in the last 60 days in Autumn Woods is a pool home, with 2 car garage, 4 bedrooms and 4 baths, and has 4,120 square feet of living space.  This house had only 54 days on market.

Autumn Woods and Indian Trails, Palm Harbor Real Estate

We've skipped a little time with our Palm Harbor real estate updates, however we are back.  Today we'll go over Autumn Woods and Indian Trails, Palm Harbor.  In the last 30 days, there has been one houe sold: in Indian Trails, Palm Harbor.  It was bank owned real estate and had 198 days on market.  It sold for $180,000.  It is a 2,082 square foot house, 3 bedrooms and 2 baths, with a pool.

Currently, there are three houses in Indian Trails that are under contract and three houses in Autumn Woods that are under contract.  Of these, three houses are short sale real estate, all three in Indian Trails.  The houses are listed for $255,000 for a 2,796 square foot, 4 bedroom pool home with 140 days on market; $215,000 for a 2,599 square foot, 4 bedroom pool home with 724 days on market; and $199,900 for a 4 bedroom, 3 bath non-pool home.  This house went under contract after only 38 days on market.

One of the homes under contract is bank owned real estate and is in Autumn Woods, Palm Harbor.  It is a 3,213 square foot home, 4 bedrooms with a pool and is listed for $199,900.  This house had 123 days on market.

Autumn Woods, Palm Harbor a Real Estate Update

WOW!!  Who said the real estate market was moribund?  Autumn Woods, Palm Harbor is a neighborhood of executive homes that is clearly in demand!  For the last 30 day period, three homes were newly listed in Autumn Woods, Palm Harbor.  One of these went under contract in only 7 days.  One executive home sold after only 13 days on market.

Autumn Woods, Palm Harbor a 30 Day Real Estate Update

Autumn Woods in Palm Harbor is a charming community with lots of trees and a very park like setting.  The lots are large, many over one half acre.  And of course, the Palm Harbor schools are a benefit to living in Autumn Woods. 

For the most recent 30 day period, there are 4 houses in Autumn Woods listed for sale.  Three are "conventional" sales and one is a distressed property (bank owned or foreclosed).  The bank owned house needs a new roof, however, with the list price at $269,900 it is about $100,000 less than the conventional listings and is a wonderful opportunity to get a custom built executive home in the Autumn Woods community in Palm Harbor.  This house has only 39 days on market and may go under contract quickly.

With interest rates beginning to creep up, and prices possibly about as low as they are going, with maybe a couple more percentage points before hitting rock bottom, now is the time to act.  Remember, for every 1% interest rates go up, that results in about 10% less purchasing power for a mortgage.  Waiting for prices to drop much more can in the long run be a very costly decision.

Today's 30 day update is for Autumn Wods, Palm Harbor.  This is a highly desirable neighborhood and the real estate activity shows that.  There are currently two homes listed for sale in Autumn Woods.

3124 Autumn Drive, Palm Harbor is listed for $499,000 and has 175 days on market.  This home has 4,152 square feet, 3 car gagage and a pool.

1591 Chestnut Ct. W  in Palm Harbor is listed for $379,000 and has only 61 days on market.  This home is over 2,700 square feet and was renovated in 2006-2007, including a new roof, 2 air conditioning units, stucco, garage door and improved landscaping.  Interior renovations include granite countertops, stainless appliances, cherry cabinets and much more.

There were no reported sales in the MLS in the last 30 days.

Autumn Woods, in Palm Harbor, FL is an upscale neighborhood that is very close to excellent schools, such as Palm Harbor University High School and Sutherland Elementary School.  It is just a short hop to the Pinellas Trail, for tranquil bike riding or a quiet walk away from traffic.  Each home is unique and each home varies in size from 2,000 to over 7,000 square feet.  Autumn Woods gives you the feeling of being in the countryside yet you are very centrally located in Palm Harbor with shopping, restaurants and the Gulf of Mexico very close by.

Currently, as of November 1, there are 3 homes listed for sale in Autumn Woods.

3173 Harvest Moon Ct., a pool home, is listed at $434,500.

In the last 90 days, three homes in Autumn Woods have sold.

3200 Harvest Moon Dr. was listed for $299,900 and sold for $275,000 after only 6 days on market.

1536 Willow Brook Dr. was listed for $366,000 and sold for $355,000 after 53 days on market.

3077 Harvest Moon Dr. was listed at $424,999 and sold for $375,575 after 114 days on market.

Country Woods, Palm Harbor

Country Woods in Palm Harbor is an established community with access to excellent schools, such as Palm Harbor University High School.  It is also within the boundaries of Dunedin, so many of the Who's Who of Dunedin live in Country Woods.

In the past six months, real estate sales activity has been steady, although not spectacular.  This is such a desirable community for those who live in Palm Harbor and Dunedin, that once people move in, they love it and don't want to leave.  As of today, there are 4 houses listed in the MLS, although a few homes are trying to sell as For Sale by Owner.  (Based on the current real estate sales environment, For Sale by Owner is as a rule not a successful strategy.)  The price range for the homes for sale in the MLS ranges from $439,000 to $364,000.  All of these have pools.

There is one house with a pending contract, at 2771 Country Woods Lane, with a list price of $286,900 with only 20 days on market.  This house is a bank owned property and is expected to close early in November.

Three houses have sold in the past six months.  1452 Mallard Place, listed for $329,500 and sold for $310,000 after 49 days on market; 1550 Chukkar Ridge, listed at $335,000 and sold for $317,500 with 48 days on market; and 2730 Country Woods Lane, listed at $349,500 and sold for $326,000 with 21 days on market.  All three of these houses have pools.

As we have seen in other discussions about days on market and list price, houses that are priced well will sell well.  A house that has been on the market for more than 90-100 days is very probably higher than the market will accept.  At any rate, real estate sales in Country Woods indicate that with only three houses currently for sale, the inventory will be gone very soon.  For a choice neighborhood, with nicely landscaped yards and wonderful, mature live oak trees, if you want to live in Palm Harbor or Dunedin, Country Woods is a great place to live.
