At last, we have a name for our neighborhood blog posts.  Ta-Da!!  The Neighborhood Scoop will be our new general heading and each neighborhood will be the subtitle.  So, for our very first newly named Neighborhood Scoop, we introduce River Watch.  River Watch is a terrific waterfront community on the Anclote River in Tarpon Springs.  This community has wonderful vistas of the Anclote River, a small boat launch for kayaks or canoes, a park area and is very convenient to Tarpon Springs and its world famous Sponge Docks.

The home are generally between 2,000 and 3,000 square feet and have either 2 or 3 car garages.  The active real estate market in River Watch is proof of the very desirability of this waterfront community.

As of November 23, there are 6 homes for sale, ranging in price from $189,900 to $399,747 with an average days on market of 78.

1910 Riveredge Dr., listed for $224,900 after only 11 days on market.  It is a pool home with a 3 car garage.

In the last six months, there have been 7 homes sold in River Watch:

1061 Sawgrass Dr., listed for $199,000 and sold for $170,000 after only 39 days on market.  This was a short sale.

1002 Sawgrass Dr., listed for $229,000 and sold for $220,000 after 193 days on market.  It was NOT a distressed sale.

1277 Blackrush Dr., listed for $235,000 and sold for $220,000 after 301 days on market.  This home was a short sale.

1160 Riveredge Dr., listed for $250,100 and sold for $246,700 after 418 days on market.  This home was a short sale.

1802 River Watch Blvd., listed for $297,000 and sold for $285,000 after only 61 days on market.  It was NOT a distressed property.

1249 Blackrush Dr., listed for $299,000 and sold for $280,000 after only 60 days on market.  It too was NOT a distressed property.

1821 Riveredge Dr., listed for $379,900 and sold for $362,500 after 122 days on market.  This is a waterfront home with a pool, water access and 3 car garage.
