Today we are taking a look at Eniswood in Palm Harbor.  Eniswood is a deed restricted community in Palm Harbor located just off Alderman Rd. and near Alternate 19.  Eniswood is a very short bike ride from the Pinellas Trail, the Gulf of Mexico with its world class fishing and beaches and of course is near to downtown Old Palm Harbor with its great coffee shops, restaurants and street festivals.

The homes in Eniswood are very, very nice, with most between 1700 to 2900 square feet, inviting tree lined streets and nicely kept yards.  Because Eniswood is in Palm Harbor, the neighborhood has access to the excellent Palm Harbor school system, including Palm Harbor University High School

Real estate values and activity in Eniswood are very solid, even for the current down market. Real estate activity as of November 22 includes three active listings, ranging in list price from $225,000 to $259,900 wiht an average  of 206 days on market.

There are 2 houses listed as active with contract:

1264 Ridgegrove Dr. S, Listed for $189,000 and at 205 days on market.  This is a pool home.

1176 Eniswood Parkway, listed for $225,000 and 59 days on market.

There are three houses listed as pending sales:

2933 Glenpark Rd. listed at $199,000 and only 4 days on market for this 1788 square foot pool home.

1116 Einiswood Parkway, listed at $270,000 and 342 days on market.  This is a 3302 square foot pool home.

1092 Eniswood Parkway, listed for $344,900 and only 74 days on market for this 2765 square foot, pool home with a 3 car garage.

The real estate sales in Eniswood are strong also.  There have been four homes sold in this wonderful Palm Harbor community in the last 90 days.

3010 Enisglen Dr., listed for $219,900 and sold for $225,800 after only 32 days on market.  This was a bank owned property that sold for well below the community average.

2974 Glenpark Rd., listed for $249,000 and sold for $242,500 after 100 days on market.

2956 Enisgrove Dr., listed for $259,900 and sold for $250,000 after 68 days on market.

2963 Bridlewood Dr., listed for 4315,000 and sold for $283,000 after only 26 days on market.  This was a terrific price for this 4 bedroom, 2906 square foot home in such a good area in Palm Harbor.
