Highland Lakes, a Great and Very Active 55+ Community

Highland Lakes in Palm Harbor is a large and very active 55+ community.  Highland Lakes, Palm Harbor, is made up of villas, condos and single family homes.  There is a large clubhouse with constant activities for a wide variety of interests.  Highland Lakes has three executive golf courses and for residents, there is no greens fee.  Play for three holes, go home and rest, or play three rounds of golf, then find something else to do.

Golf carts can go to the golf course from home.  Another bonus to Highland Lakes, Palm Harbor is access to Lake Tarpon.  The community has a secure boat storage area, a launch ramp, and clubhouse near the ramp.  Take advantage of Lake Tarpon and the launch ramp, cruise the lake, go to lunch at the restaurant on the lake, then return to your home and relax.

Here are some interesting statistics for the East Lake area of Palm Harbor, FL.  The median list price is $302,660.  The median Days on Market is 119. (This is a little hint that there are some houses in East Lake that are probably priced higher than the market will bear, however that is a topic for another day.). There are 173 active listings in East Lake, Palm Harbor.  Of these 173 active listings, 28.9% are distressed properties.  Another way of looking at this is that 50 of the 173 listings are either foreclosures or short sales.

The distribution of ownership can also be interesting.  Of all homes in East Lake, Palm Harbor, 73.24% are owned, 12.56% are rented and there is a vacancy rate of 14.2%.  The higher the vacancy rate, the greater difficulty there can be in selling homes.

For serious home buyer, the first thing to do is to be pre-approved by your lender.  That is, unless you are paying with cash.  Trying to purchase a home before being pre-approved can be very difficult.  Many times a homeowner that is trying to sell his home as a For Sale By Owner will get an offer from an unqualified buyer, think he has a deal, and often pass up on subsequent legitimate offers.  Then, when the buyer goes to apply for a mortgage, they don't qualify, can't buy the home, and the seller has lost time and possibly a buyer who could have qualified. 

A professional realtor will insist that a buyer at the very least be pre-qualified, although being pre-approved is much better.  Even when a buyer brings a realtor a pre-qualification letter, it is a very good idea to have that buyer go to a known lender for another pre-qualification letter, whether or not the buyer uses that lender.  This will confirm that the buyer can afford the house.  Pre-approval is a valuable tool to let the buyer know what price range he can afford.  If the buyer is qualified for $250,000, there is no point in looking a $500,000 houses, this will only lead to frustration.

The more information a buyer has the better the chances for a successful home purchase experience.

By the way, now is a great time to be looking for a house.  There are not as many buyers on the market right now, sellers may be willing to look at offers that don't quite come up to their hope because there is less activity.  Why wait until after the holidays when everybody and his brother will start looking again.  Take advantage of the lull and go out and find the perfect home now.  Beat the holiday crush.

Baywood Village, Palm Harbor - a Waterfront Community

Baywood Village, Palm Harbor is a waterfront community with direct access to the Gulf of Mexico.  This is a very water activity focused community, with a boating club, weekend events on Three Rooker Bar, just off the coast and easy access for the neighborhood boaters, and is convenient to the Pinellas Trail, Tarpon Springs and so much more.

In the last 60 days, the real estate activity in Baywood Village, Palm Harbor has seen on home sell for $89,000.  This was a Baywood Village foreclosure with rights to the Baywood Village 5 boat ramp.  Three other homes are under contract.  The average days on market for the houses under contract is 307.  The Baywood Village foreclosure had only 82 days on market, because it was priced so competitively.

There are currently only two homes listed in the Multiple Listing Service for Country Woods, Palm Harbor.  These are executive home values.  One is 2894 Turtle Terrace, is a 3,200 square foot home with 3 car garage and is listed for $425,000.  The list price per square foot is $133.  The other home in Country Woods, Palm Harbor is on 2713 Beagle Path Way, is a 3,246 square foot home with a 3 car garage and is listed for $329,900.  The list price per square foot for this executive home is $102.

For this 30 day period for the Eniswood, Palm Harbor real estate update, there are currently 3 homes listed for sale.  Two of these just came on the market, showing 3 and 13 days on market.  The newest listing is a 2,464 square foot pool home wtih 4 bedrooms, 3 baths and a 2 car garage and is listed for $265,000.  The largest home that is currently listed has only 13 days on market, is a 3,623 square foot, 5 bedroom home with a pool and is listed for $389,900.  Both houses are listed at $108 per square foot.

Autumn Woods, Palm Harbor a 30 Day Real Estate Update

Autumn Woods in Palm Harbor is a charming community with lots of trees and a very park like setting.  The lots are large, many over one half acre.  And of course, the Palm Harbor schools are a benefit to living in Autumn Woods. 

For the most recent 30 day period, there are 4 houses in Autumn Woods listed for sale.  Three are "conventional" sales and one is a distressed property (bank owned or foreclosed).  The bank owned house needs a new roof, however, with the list price at $269,900 it is about $100,000 less than the conventional listings and is a wonderful opportunity to get a custom built executive home in the Autumn Woods community in Palm Harbor.  This house has only 39 days on market and may go under contract quickly.

With interest rates beginning to creep up, and prices possibly about as low as they are going, with maybe a couple more percentage points before hitting rock bottom, now is the time to act.  Remember, for every 1% interest rates go up, that results in about 10% less purchasing power for a mortgage.  Waiting for prices to drop much more can in the long run be a very costly decision.

Indian Trails, Palm Harbor - a 30 Day Real Estate Update

Indian Trails is a wonderful community in Palm Harbor with a lifestyle that is relaxed yet convenient to many amenities like excellent restaurants, great schools, shopping, public parks and the superior beaches of Pinellas County, such as Clearwater Beach, Honeymoon Island and Caladesi Island, to name just a very few.

Real estate sales activity in Indian Trails in the past month has been busy.  There are four houses listed for sale in this highly desirable Palm Harbor neighborhood.  Two are distressed property with one a bank owned house and the other is a short sale.  The list price ranges from $210,000 to $350,000 and the average list price is $276,225.  All are pool homes.  With a little TLC the bank owned home represents a terrific bargain to get into such a wonderful neighborhood.  The days on market range from 5 to 35, so all are really new to the real estate marketplace.

There are two houses under contract in Indian Trails.  Both are distressed property, short sales.  One is a pool home listed for $240,500 and is a pool home.  It has 129 days on market.  The other short sale is listed for $227,000 with only 5 days on market.  It is not a pool home, however is a home with over 3,100 square feet, 4 bedrooms and 2 and a half baths.  This is a great example of correctly pricing the home and it going under contract quickly.

For this last 30 day reporting period, one house in Indian Trails sold.  It was listed for $189,900 and sold for $190,000.  It is a pool home and was a distressed property, bank owned house.  This house, at 2437 Seneca Ct. was only on the market for 42 days before it went under contract.
