Cypress Run, Tarpon Springs - a 30 Day Real Estate Update

Today's real estate sales update is for Cypress Run, Tarpon Springs.  For this 30 day reporting period, there was one house sold in Cypress Run.

2909 Saint Andrews Blvd., Tarpon Springs, listed for $384,900 and sold for $352,000 after only 42 days on market.  This is a house with over 3,600 square feet of living space, a wood burning fireplace and incredible view of the Cypress Run golf course.  This was not a distressed property!

There are currently 7 other homes for sale in Cypress Run, a golf course community in Tarpon Springs.  Near to the Gulf of Mexico and its beautiful beaches, Howard Park, the fascinating Sponge Docks of Tarpon Springs and much, much more.

The list prices of the homes for sale range from $370,000 to $799,900 and the days on market range from 82 to 536.  The average list price is just over $580,000 and the average days on market is 250. 

There are two distressed property listings in Cypress Run.  One is a 3,700+ square foot pool home with a one car garage that has 82 days on market.  The other distressed property is over 4,100 square feet, wiht a pool and 4 car garage.  Both of these beautiful houses are short sales.

A distressed property can offer an opportunity to get into a neighborhood that is priced higher than might ordinarily be affordable.  As a rule, distressed property that is in a short sale condition, sells for about 13% below market value.  There are even greated discounts available with bank owned, or REO, property.  These can sell for as much as 40% below market value.

Cypress Run, Tarpon Springs

Cypress Run in Tarpon Springs is a golf community that puts the emphasis on golf.  Cypress Run has one of the best designed and maintained golf courses in the Tampa Bay area, according to golfcourse.com.

The location in Tarpon Springs is beautiful and feels like being out in the country with rolling fairways, lots of trees, and wonderful larger homes, many between 3,000 and 5,000 square feet, with all the amenities one would expect in such elegant homes.

In the past six months, two homes have been sold.

2770 St. Andrews Blvd, Cypress Run, listed for $303,000 and sold for $302,187 after 167 days on market.

861 Royal Birkdale Dr., Cypress Run, listed for $599,000 and sold for $525,000 after only 33 days on market.

There are currently 10 homes listed for sale in Cypress Run.  They range in price from $279,777 to $799,900.  Nine are pool homes with 3, 4 and 5 bedroom models. 

Tarpon Springs has double waterfront advantage also, with Lake Tarpon and the Gulf of Mexico both providing exciting fresh and salt water boating and fishing in addition to the outstanding golfing opportunities presented in communities such as Cypress Run.

Fairway Estates in Dunedin, FL

Fairway Estates in Dunedin, Florida is a prestigious community that is a short golf cart ride to the Dunedin Country Club golf course.  Most of the homes are about 2,000 square feet and many have been updated to current standards.  The community is very close to the Pinellas Trail for bicycle riding or a peaceful walk away from car traffic.  The nationally famous beaches of Honeymoon Island and Caladesi Island are just a quick trip away for a day of fun in the sun or for some of the best fishing in Florida.

Currently, there are 12 active lisitngs in Fairway Estates, 2 homes are under contract and in the last 90 days 5 houses have sold.  Of the houses actively for sale, the average list price is $264,200, the average size is 2,091 square feet and the average days on market is 124.

The highest price for a sold home in Fairway Estates in the last 90 days was $275,000 after 222 days on market.  It was the largest of the houses sold, 2400+ square feet, has a pool, 4 bedrooms and was updated.  The other houses sold were had a range of 9 to 34 days on market.
