Baywood Village, Palm Harbor - 30 Day Real Estate Update

Today's 30 day real estate update, the first of the new year, is for Baywood Village, Palm Harbor.  This charming waterfront community, on the Gulf of Mexico, is a mix of gulf front and canal waterfront homes, has a great location close to downtown Old Palm Harbor, is very near to the Pinellas Trail, and just may be the best kept secret of a waterfront community in Pinellas County.

In the last 30 days, there were 14 properties listed for sale in Baywod Village, Palm Harbor.  Nine of these are waterfront homes.  The list prices range from $107,900 to $935,000 and the days on market range from 103 to 736.  Of these 14 properties, 3 are distressed property, two short sales and one bank owned property.

There are 4 houses under contract in Baywood Village.  Of these, 3 are distressed property, two short sales and one bank owned property.

357 Westwinds Dr., listed for $124,000 with 80 days on market is a distressed property, short sale.

225 Westwinds Dr., listed for $125,000 is a distressed property, short sale, with only 1 day on market.

332 Westwinds Dr., listed for $159,500 with 19 days on market is a distressed property, bank owned.  This is a waterfront home.

335 Crosswinds Dr., listed for $360,000 with only 32 days on market is a waterfront home and is NOT a distressed property.  This is a 2347 square foot home with a 2 car garage.

The days on market is a very strong indicator of how well priced a home is.  When a home is for sale for over 100 days and has no offers, it is very likely priced too high for the current market conditions.  One should take note that of the four homes under contract, the days on market are 1, 19, 32 and 80.  This indicates that the market readily accepted the list pricing of these homes. 

The average days on market of the homes that are still for sale, and NOT selling, is 261.  This is a very strong indication that the market is not accepting the list price of these homes.  Each of the homes listed for sale in this last 30 day period in Baywood Village has more than 100 days on market, indicating that the market is not accepting the pricing of these homes.

Four houses listed in Baywood Village expired in the LMS in the last 30 days.  The days on market for these were 182, 211, 291 and 692.

Here is today's 30 day update on real estate activity in Dunedin Isles, Dunedin, FL.  As of today, there are 28 properties being actively listed.  Of these, 11 are distressed property.  They include bank owned houses and short sales.  With prices so competitive and interest rates so low, now is a once-in-a-decade opportunity to buy a home at the very best possible price in historic waterfront community of Dunedin, FL.

Dunedin Isles has waterfront homes on the Gulf of Mexico and smaller homes for less than $100,000.  In the past 30 days, there were 8 new listings, and 4 of the 8 are distressed property.

860 Michigan Blvd., listed for $122,500 and sold for $112,500 after 101 days on market.  This was not a distressed property.

2016 Culbertson Ave., listed for $126,000 and sold for $127,000 after only 16 days on market.  This was not a distressed property.

Here is the Neighborhood Scoop update for the last 30 days for Baywood Village, Palm Harbor, a waterfront community.  There are 19 active listings in Baywood Village, 12 of them are waterfront.  The prices for these active listings range from $107,900 at 8 days on market, (and this is a bank owned house) to $935,434 at 702 days on market, a 3542 square foot waterfront home on the Gulf of Mexico.

There are 2 pending sales in Baywood Village:

301 Driftwood Dr., listed for $124,900 at 692 days on market.  It is not a distressed property and is not waterfront.

225 Westwinds Dr., listed for $125,000 and only with 1 day on market.  This is a short sale distressed property and is not waterfront.

There were 2 homes sold in the last 30 days in Baywood Village:

308 Westwinds Dr., listed for $198,900 and sold for $168,000 after only 9 days on market.  This was a bank owned distressed property and is waterfront.

87 Eastwinds Ct., listed for $235,000 and sold for $225,000 after only 38 days on market.  This was a short sale distressed property and is waterfront.

Dunedin Isles, in Dunedin, Florida, is a quaint waterfront community with parks, the Pinellas Bike Trail and quiet tree lined streets.  The homes average about 1250 square feet.  A great benefit to living in Dunedin Isles is that almost every home is just a short walk to downtown Dunedin with all its shops, restaurants and festivities including boat parades, wine tastings, Mardi Gras parade, Old Fashioned Christmas and much, much more.

There are many affordable homes in Dunedin Isles, especially for those looking for waterfront homes or something very close to the waterfront.  As of Nov. 10, there are 22 homes listed as active for sale with an average days on market of 113.

1726 Bayshore Blvd., listed at $79,000, a short sale, went under contract after only 29 days on market.

934 Bulf View Blvd., listed at $124,900, also a short sale, went under contract after only 11 days on market.

The sold real estate in Dunedin Isles has been moving quickly also.  In the past 90 days, 9 homes have sold in Dunedin Isles, including:

1675 Paloma Lane, listed at $175,000 and sold for $155,000 after 186 days on market.

327 Rowena Lane, listed at $179,900 and sold for $165,000 after 123 days on market.

1837 San Mateo Dr., listed at $185,000 and sold for $175,000 after 49 days on market.  This is a pool home.

Pointe Alexis South, Tarpon Springs

Pointe Alexis South, in Tarpon Springs is a waterfront community made up of single family homes and villas.  It has tennis courts, community pool and clubhouse with lots of neighborhood activities, including woodworking shop, billiards, arts and crafts, and numerous other activities in this very active community.

Currently, there are 14 properties listed as active, ranging in price from $99,000 to $285,000.  The average days on market is 134.

There is one single family home under contract, listed at $200,000 after 798 days on market.  This particular unit is a short sale.

There are now three homes that have sold in the last 90 days in Pointe Alexis South, in Tarpon Springs.  The average days on market is 42, so one might conclude they were priced correctly for today's market.  The successfully sold homes are:

1009 Blue Heron Ct., listed at $140,000 and sold for $125,000 after only 16 days on market.  This is a single family home, 3 bedrooms 2 baths with a 2 car garage.

1028 Lake Avoca Drive, Pointe Alexis South, listed at $169,00 and sold for $156,000 after 72 days on market.  This is a single family home, 3 bedroom and 2 bath with a 2 car garage.

1128 Pointe Alexis Drive, Tarpon Springs, listed for $194,900 and sold for $184,000 after 38 days on market.  This was a bank owned property.

Cobbs Landing, Palm Harbor

Cobbs Landing in Palm Harbor is a prestigious neighborhood made of several upscale communities.  Cobbs Landing has a marina, tennis courts, a private waterfront park at Lake Tarpon and a strong family environment.  There are lots of activities available, including boating on Lake Tarpon, neighborhood functions, and much more to keep everyone involved.

The real estate market in Cobbs Landing is very healthy.  There are currently seven condos listed as active and range in price from $89,000 to $179,000.  There are eleven single family residences active listings in Cobbs Landing, ranging in price from $194,900 for a home with 2087 square feet up to $639,000 for a 3325 square foot home.  The average days on market for all these properties is 100.

There are 6 homes listed as active with contract, 2 condos and 4 single family residences.  Of these six homes, 5 are short sales.

There are currently 3 homes listed as pending contracts.  Of these three, 2 are bank owned propertiess.

Finally, in the last 90 days, there have been 9 homes sold.  Of these 9 sales, two, both condos, were bank owned.  Three other condos have been sold in Bentley at Cobbs Landing, and all three were short sales.  There also were four single family homes sold in the community:

2654 Oleander Ct., Cobbs Ridge, listed at $259,900 and sold for $247,000 after only 6 days on market.

2965 Regal Oaks Blvd, in the Groves at Cobbs Landing, listed at $289,000 and sold for $260,000 after only 38 days on market.

3561 Shoreline, in the Sanctuary listed at $450,000 and sold for $450,000 after 78 days on market.  This home was a short sale.

3545 Shoreline Circle, also in the Sanctuary, listed at $525,000 and sold for $505,000 after 163 days on market.  This is a 5 bedroom, 4 bath house with 4124 square feet.

Baywood Village Real, Palm Harbor

Baywood Village in Palm Harbor, Florida, is a waterfront community that has a good deal of real estate sales activity.  As of today, October 26, 2010, there are 19 active listings, 1 active with contract listing, 3 pending sales and 5 properties have sold in the last 90 days.

Of the 19 active listings in Baywood Village, the prices range from $117,900 with no waterfront or access and no pool, to $935,000 with waterfront, direct Gulf access and wonderful waterview. 

The active with contract and the pending sales range from $125,000 to $399,000 and except for the listing at $125,000, the others have waterfront, Gulf access and excellent water views.

Of the houses that sold in the last 90 days, one on 312 Crosswinds Drive was listed for $239,000 and sold for $230,000 with no waterfront but with a pool and was 115 days on market.  The other four houses all have waterfront, Gulf access and water views.  368 Westwinds Drive was listed at $287,000 and sold for $250,000 after 104 days on market.  366 Westwinds was listed at $354,000 and sold for $300,000 after only 2 days on market.  340 Westwinds Drive was listed at $849,000 and sold for $739,000 after 137 days on market and 309 Crosswinds Drive was listed at $849,000 and sold for $860,000 after only 66 days on market.

A key element to the correct pricing is days on market. The range for days on market for the successfully sold houses is from 2 days to 137, with the 137 days on market home selling for $739,000.  For the active listings, or those that have not yet sold, the days on market ranges from 33 to 679.  For the houses above 200 days on market it is very safe to say that the asking price is being rejected by the marketplace.

At the current rate of sales, there is less than four months inventory of homes for sale in Baywood Village, Palm Harbor.

Palm Harbor, Florida

Palm Harbor, Florida is a terrific waterfront community close to beaches and showcases the Florida lifestyle.  There is the old Palm Harbor downtown area, with events like art festivals, food tastings and an annual Parrothead party.  The schools are excellent and the best beach in Florida, Honeymoon Island in Dunedin, is just a very short drive.  Palm Harbor has a PGA quality course, Copperhead at Innisbrook and many other quality golf courses.

There are several waterfront neighborhoods with direct access to the Gulf of Mexico for fishing, beaching or just cruising.
