Eniswood, Palm Harbor Real Estate Update

Today's topic is an Eniswood, Palm Harbor real estate update.  Eniswood, Palm Harbor is a community in Palm Harbor with mature oak trees, mostly pool homes with plenty of space, from just under 2,000 square feet to over 3,600 square feet of living space.  Eniswood, Palm Harbor is also very close to the Pinellas bike trail, and is convenient to historic downtown Palm Harbor, the Gulf of Mexico and the world famous Tarpon Springs Sponge Docks.

For this 30 day period for the Eniswood, Palm Harbor real estate update, there are currently 3 homes listed for sale.  Two of these just came on the market, showing 3 and 13 days on market.  The newest listing is a 2,464 square foot pool home wtih 4 bedrooms, 3 baths and a 2 car garage and is listed for $265,000.  The largest home that is currently listed has only 13 days on market, is a 3,623 square foot, 5 bedroom home with a pool and is listed for $389,900.  Both houses are listed at $108 per square foot.

There are currently 6 houses in the Eniswood, Palm Harbor real estate market that are under contract.  Of these, 5 are Eniswood short sale houses.  The average days on market for these houses is 139 with the low number of days on market at 7 and the high is 402.  Except for one home on 1300 Eniswood Parkway, all are Palm Harbor distressed property listings.

Eniswood, Palm Harbor - a 30 Day Update

For this 30 day update, Eniswood, Palm Harbor had a busy month of real estate acivity.  This is a very desirable neighborhood in Palm Harbor with an excellent location that is convenient to the beaches, fishing, Lake Tarpon, excellent schools, shopping, restaurants and only about 30 to 45 minutes from the Tampa International Airport.

One new listing came on the market in this 30 day period.  1128 Eniswood Pkwy, listed for $300,000 with 2,630 square feet and a pool.

For the three active listings in Eniswood, the average list price is $254,967 and the days on market averages 163.

There are currently 3 houses under contract in Eniswood, Palm Harbor.  All three are distressed property, short sales.

1264 Ridgegrove Dr. S, listed for $189,00 with 205 days on market.  This is a short sale, the home has 1,960 square feet, has a pool an a 2 car garage.

1176 Eniswood Pkwy., listed for $225,000 with 205 days on market.  This is also a short sale, is a home with 2,059 square feet and a 2 car garage.

1116 Eniswood Pkwy., listed for $270,000 with 342 days on market.  This is a 3,302 square foot home, has a pool and a 3 car garage.

The average list price for these three homes under contract is $228,000 with an average days on market of 202.

Two homes sold during this 30 day period, neither was a distressed property.

2933 Glenpark Rd., listed for $199,900, sold for $198,000 after only 4 days on market.

The other sold home was 1092 Eniswood Pkwy., listed for $344,900 and sold for $342,000 after 74 days on market.  Both homes sold for 99% of the list price.

Eniswood, Palm Harbor

Today we are taking a look at Eniswood in Palm Harbor.  Eniswood is a deed restricted community in Palm Harbor located just off Alderman Rd. and near Alternate 19.  Eniswood is a very short bike ride from the Pinellas Trail, the Gulf of Mexico with its world class fishing and beaches and of course is near to downtown Old Palm Harbor with its great coffee shops, restaurants and street festivals.

The homes in Eniswood are very, very nice, with most between 1700 to 2900 square feet, inviting tree lined streets and nicely kept yards.  Because Eniswood is in Palm Harbor, the neighborhood has access to the excellent Palm Harbor school system, including Palm Harbor University High School

Real estate values and activity in Eniswood are very solid, even for the current down market. Real estate activity as of November 22 includes three active listings, ranging in list price from $225,000 to $259,900 wiht an average  of 206 days on market.

There are 2 houses listed as active with contract:

1264 Ridgegrove Dr. S, Listed for $189,000 and at 205 days on market.  This is a pool home.

1176 Eniswood Parkway, listed for $225,000 and 59 days on market.

There are three houses listed as pending sales:

2933 Glenpark Rd. listed at $199,000 and only 4 days on market for this 1788 square foot pool home.

1116 Einiswood Parkway, listed at $270,000 and 342 days on market.  This is a 3302 square foot pool home.

1092 Eniswood Parkway, listed for $344,900 and only 74 days on market for this 2765 square foot, pool home with a 3 car garage.

The real estate sales in Eniswood are strong also.  There have been four homes sold in this wonderful Palm Harbor community in the last 90 days.

3010 Enisglen Dr., listed for $219,900 and sold for $225,800 after only 32 days on market.  This was a bank owned property that sold for well below the community average.

2974 Glenpark Rd., listed for $249,000 and sold for $242,500 after 100 days on market.

2956 Enisgrove Dr., listed for $259,900 and sold for $250,000 after 68 days on market.

2963 Bridlewood Dr., listed for 4315,000 and sold for $283,000 after only 26 days on market.  This was a terrific price for this 4 bedroom, 2906 square foot home in such a good area in Palm Harbor.
