Highland Lakes in Palm Harbor

Highland Lakes in Palm Harbor is the ultimate in 55+ community living, being on the waterfront of Lake Tarpon and having a very active community.  There are three par 3 golf courses for residents to use year round, the clubhouse is centrally located and there are too many clubs and activities to list them all here.  If you are looking for a waterfront community with its own boat dock, water access to Lake Tarpon, and even boat storage, Highland Lakes is the first place to look.

There are lots of villas and single family homes in the community, along with tree lined streets and the convenience of shopping and restaurants nearby.  Highland Lakes is also a golf cart community.  It has a robust real estate market as well, since it is one of the most desirable 55+ communities in the Tampa Bay area.

Royal Stewart Arms 55+ Community in Dunedin

Royal Stewart Arms is a 55+ Gullf front retirement condo community in Dunedin on the Dunedin Causeway, just before the entrance to Honeymoon Island.  The views of the intracoastal waterway are spectacular.  There is a community fishing pier, community pool, each building has its own association, and there are lots of activities to keep even the most active person busy.

Royal Stewart Arms is an easy bike ride to the beaches on the Causeway, or the main part of the Pinellas Trail.  Downtown Dunedin, with its festivals, crafts fairs and excellent restaurants and shops is just a short drive away.  For anyone looking for a 55+ community whether as a second home or a dream retirement, Royal Stewart Arms just might be for you.  The Gulf of Mexico is right outside the door and the camaraderie of fishing from the community fishing pier or chatting with your neighbors is hard to beat.

WHAT ABOUT THE PROVERBIAL GRINDSTONE?

Ever hear your parents or grandparents tell you to "Keep your nose to the grindstone" when explaining the secret to success? If so, they probably ended your education right there . . . leaving you totally in the dark about the meaning behind the expression.

Looking deeper, there were probably three key words: "Keep," "nose," and "grindstone." "Keep" meant "keep on keeping on!" It was another way of saying, "Be persistent," or "Never, never, never quit!" Results in any legitimate pursuit are the result of total commitment to the outcome.

The second keyword - "nose" - referred to staying close to the matter at hand. Picture yourself at the grindstone, with your face - and nose - close to the turning stone. By keeping a close eye on the grinding process - by being completely focused - few errors can occur which, in turn, assures a successful outcome.

The final word - "grindstone" - refers to the work (or job) itself. You must first choose your objective, i.e. sharpening the blade at the grindstone, before applying any effort. You must choose a worthy objective before applying either persistence or focus.

Success is inevitable when you apply the grindstone principle. It's a cryptic message, yet so simple. Apply it to all aspects of your life and others will surely call you "lucky!"

651 Richmond Close, listed for $599,900 and sold for $550,000 after only 20 days on market.  This 4200+ square foot home was also a short sale.

River Watch, Tarpon Springs, The Neighborhood Scoop

At last, we have a name for our neighborhood blog posts.  Ta-Da!!  The Neighborhood Scoop will be our new general heading and each neighborhood will be the subtitle.  So, for our very first newly named Neighborhood Scoop, we introduce River Watch.  River Watch is a terrific waterfront community on the Anclote River in Tarpon Springs.  This community has wonderful vistas of the Anclote River, a small boat launch for kayaks or canoes, a park area and is very convenient to Tarpon Springs and its world famous Sponge Docks.

The home are generally between 2,000 and 3,000 square feet and have either 2 or 3 car garages.  The active real estate market in River Watch is proof of the very desirability of this waterfront community.

As of November 23, there are 6 homes for sale, ranging in price from $189,900 to $399,747 with an average days on market of 78.

There are two homes listed as active with contract:

1998 Anclote Vista, listed for $265,000 and only 17 days on market.  This is a pool home with a 3 car garage.

1002 Sawgrass Dr., listed for $229,000 and sold for $220,000 after 193 days on market.  It was NOT a distressed sale.

1277 Blackrush Dr., listed for $235,000 and sold for $220,000 after 301 days on market.  This home was a short sale.

1160 Riveredge Dr., listed for $250,100 and sold for $246,700 after 418 days on market.  This home was a short sale.

1802 River Watch Blvd., listed for $297,000 and sold for $285,000 after only 61 days on market.  It was NOT a distressed property.

1249 Blackrush Dr., listed for $299,000 and sold for $280,000 after only 60 days on market.  It too was NOT a distressed property.

GOBBLE! GOBBLE!

Remember when you were a teenager leaving the house on a date? Your parents' last words as you went out the door were, "We'll leave the light on for you". Think about that. So what if they did or didn't leave the light on? Their words were really more of a verbal hug. They cared about you - wanted you to know it - and applied the hug with kind words.

With Thanksgiving in just a few days, why not take the time to "leave the light on" for someone who may not get many hugs? There's still time, and it's easy.

First, learn who needs hugs. Check with your local fire, police, or sheriff's department. Ask whether they know of three or four families or individuals who could use a hug. Ask also whether they would consider delivering your hugs at the appropriate time. Two groups stand out as needy - the elderly and families with small children. Of course, we're talking about individuals who are experiencing difficult circumstances in their lives, be they physical or financial.

Next, consider what type of hugs you have to offer. Perhaps you might prepare three or four Thanksgiving turkeys with all the trimmings. Live in the country where people heat their homes with a wood stove? Deliver firewood. Live in a cold climate? Add some warm socks or a sweater to your dinner box. It's really not that difficult to come up with ideas that would make a difference to your chosen recipients. If you aren't able to provide "things," consider visiting with some nursing home residents. Brighten their day by listening for a while.

It goes without saying that our country is truly blessed. Although practically invisible to most of us, however, there are some individuals who are being challenged. They need a hug, and we can brighten their lives by way of simple gestures. Make a family project out of it - involve your kids. Do it anonymously. Afterwards, when you get home, we'll leave the light on for you!

Eniswood, Palm Harbor

Today we are taking a look at Eniswood in Palm Harbor.  Eniswood is a deed restricted community in Palm Harbor located just off Alderman Rd. and near Alternate 19.  Eniswood is a very short bike ride from the Pinellas Trail, the Gulf of Mexico with its world class fishing and beaches and of course is near to downtown Old Palm Harbor with its great coffee shops, restaurants and street festivals.

The homes in Eniswood are very, very nice, with most between 1700 to 2900 square feet, inviting tree lined streets and nicely kept yards.  Because Eniswood is in Palm Harbor, the neighborhood has access to the excellent Palm Harbor school system, including Palm Harbor University High School

Real estate values and activity in Eniswood are very solid, even for the current down market. Real estate activity as of November 22 includes three active listings, ranging in list price from $225,000 to $259,900 wiht an average  of 206 days on market.

There are 2 houses listed as active with contract:

1264 Ridgegrove Dr. S, Listed for $189,000 and at 205 days on market.  This is a pool home.

1176 Eniswood Parkway, listed for $225,000 and 59 days on market.

There are three houses listed as pending sales:

2933 Glenpark Rd. listed at $199,000 and only 4 days on market for this 1788 square foot pool home.

1116 Einiswood Parkway, listed at $270,000 and 342 days on market.  This is a 3302 square foot pool home.

1092 Eniswood Parkway, listed for $344,900 and only 74 days on market for this 2765 square foot, pool home with a 3 car garage.

The real estate sales in Eniswood are strong also.  There have been four homes sold in this wonderful Palm Harbor community in the last 90 days.

3010 Enisglen Dr., listed for $219,900 and sold for $225,800 after only 32 days on market.  This was a bank owned property that sold for well below the community average.

2974 Glenpark Rd., listed for $249,000 and sold for $242,500 after 100 days on market.

2956 Enisgrove Dr., listed for $259,900 and sold for $250,000 after 68 days on market.

2963 Bridlewood Dr., listed for 4315,000 and sold for $283,000 after only 26 days on market.  This was a terrific price for this 4 bedroom, 2906 square foot home in such a good area in Palm Harbor.

From the "Commercial and Financial Chronicle" (December 10, 1932) comes this quote from an article entitled "El Dorado":

Patty Ann Acres, in Palm Harbor is a very desirable neighborhood of homes between 1400 and 2000+ square feet.  Patty Ann Acres is nestled in Palm Harbor, at Tampa Road and Belcher.  It is a short ride on your bicycle to the Pinellas bike trail, where you can ride in calm, safe from automobile traffic.

The Palm Harbor schools are excellent and the location of Patty Ann Acres for shopping, culture and restaurants is hard to beat.  The Tampa airports are within a 45 minute drive, and the beaches of Pinellas County, acknowledged as some of the finest in the nation, are a short drive.  These include Honeymoon Island, Caladesi Island, Sunset Beach Fred Howard Park and many more.  The Gulf is also excellent for family outings, whether boating, beaches or fishing.

The real estate market for Patty Ann Acres is good, with 5 homes currently listed for sale and 3 homes sold in the last six months. 

The real estate for sale prices range from $155,000 for a 2 bedroom/2 bath/2 car garage home with 1686 square feet to $259,900 for a 3 bedroom/2 bath/2 car garage of 2040 square feet.

1950 Egret Dr., Palm Harbor, listed for $169,900 and sold for $159,400 after only 36 days on market.

1960 Cormorant Dr., Palm Harbor, listed for $174,900 and sold for $161,500 after only 13 days on market.
