Indian Trails, Palm Harbor

Indian Trails in Palm Harbor is a great neighborhood with tree lined streets and close to excellent schools.  The homes generally are between 2500 and 4000 square feet and most homes have a pool.  Indian Trails is only a few minutes from the Gulf of Mexico and its beaches and fishing, the Pinellas Trail for bicycle riding or peaceful strolls without automobile traffic, shopping and great local restaurants in Ozona and downtown Palm Harbor such as Thirsty Marlin, Molly Goodheads - both favorites of the locals, Ozona Blue Grilling, Casa Ludovico Italian Restaurant (outstanding and truly authentic), or Strachan's Ice Cream - a real treat destination.

As for real estate activity in Indian Trails, as of October 28,2010 there are three houses listed as active, ranging in price from $263,700 to $299,000.  Two houses are listed as contract pending, 2374 Indian Trails E listed at $399,900, on the market for only 42 days on market and is just over 4,000 square feet, with a pool.  The other contract pending house is 1392 Indian Trail N listed at $277,000 and only on the market for 5 days on market.  This is an incredible home however is a short sale.

There has been one home sold in the past 90 days in Indian Trails, at 1419 Indian Trail South, listed at $210,000 and sold for $220,000 in only 19 days.  This beautiful 2300 square foot pool home is a fully repaired sink hole home. 

The real estate sales activity in Indian Trails demonstrates, as we have discussed many times, when a house is priced correctly, it will sell quickly.

Country Woods, Palm Harbor

Country Woods in Palm Harbor is an established community with access to excellent schools, such as Palm Harbor University High School.  It is also within the boundaries of Dunedin, so many of the Who's Who of Dunedin live in Country Woods.

In the past six months, real estate sales activity has been steady, although not spectacular.  This is such a desirable community for those who live in Palm Harbor and Dunedin, that once people move in, they love it and don't want to leave.  As of today, there are 4 houses listed in the MLS, although a few homes are trying to sell as For Sale by Owner.  (Based on the current real estate sales environment, For Sale by Owner is as a rule not a successful strategy.)  The price range for the homes for sale in the MLS ranges from $439,000 to $364,000.  All of these have pools.

There is one house with a pending contract, at 2771 Country Woods Lane, with a list price of $286,900 with only 20 days on market.  This house is a bank owned property and is expected to close early in November.

Three houses have sold in the past six months.  1452 Mallard Place, listed for $329,500 and sold for $310,000 after 49 days on market; 1550 Chukkar Ridge, listed at $335,000 and sold for $317,500 with 48 days on market; and 2730 Country Woods Lane, listed at $349,500 and sold for $326,000 with 21 days on market.  All three of these houses have pools.

As we have seen in other discussions about days on market and list price, houses that are priced well will sell well.  A house that has been on the market for more than 90-100 days is very probably higher than the market will accept.  At any rate, real estate sales in Country Woods indicate that with only three houses currently for sale, the inventory will be gone very soon.  For a choice neighborhood, with nicely landscaped yards and wonderful, mature live oak trees, if you want to live in Palm Harbor or Dunedin, Country Woods is a great place to live.

Bay Arbor, Oldsmar, FL

Bay Arbor in Oldsmar, FL is a wonderful gated community that offers a community pool and bathhouse, paver brick driveways, and several homes are on conservation lots.  Seeing deer is not at all uncommon.  This is a treat when one considers the location of this charming and highly desirable neighborhood.  Only 20 minutes from the Tampa Airport, centrally located for many restaurants, great fishing, and excellent shopping, Bay Arbor is one of the most desirable neighborhoods in Oldsmar.  Upper Tampa Bay offers some of the very best areas to catch redfish in the entire state of Florida and Oldsmar is right there on Upper Tampa Bay. 

As evidence of the desirability of Bay Arbor, when houses are priced correctly, their days on market are low. 

At present, there are 2 houses listed as active in the MLS, 1 house is a pending sale and in the last 90 days 1 house has sold.  In the previous 3 month period, an additional 5 houses were sold.

Of the 2 active listings, 344 Ventura Drive is listed for $270,000; 341 Kaley Ct. is listed for $259,000.

The pending sale is 270 Timberland Ct., listed for $350,000.

The 2 most recent sales were 244 Arbor Woods Circle, listed at $199,000 and sold for $210,000 after only 20 days on market.  This house was a short sale.  The other recent sale was 200 Orchard Grove Place, listed for $289,000 and sold for $284,900 after only 12 days on the market.  This was not a distressed sale.

Houses that sold in the previous 90 day period:  366 Rosalind Lane, listed at $249,000 and sold for $260,000.  This was a foreclosed property and was had only 12 days on market:  345 Bay Arbor Blvd., listed at $254,900 and sold for $235,000 with only 34 days on market: 368 Ventura Drive, listed at $259,000 and sold for $235,000 with only 27 days on market: and 386 Wingate Circle, listed at $269,900 and sold for $255,000 with only 6 days on market.

As you can see, houses in Bay Arbor, Oldsmar, sell very quickly - a testament to the great location and desirability of this neighborhood.  So come find a great home, go shopping and grab your waders or kayak for some terrific redfish action.

Baywood Village Real, Palm Harbor

Baywood Village in Palm Harbor, Florida, is a waterfront community that has a good deal of real estate sales activity.  As of today, October 26, 2010, there are 19 active listings, 1 active with contract listing, 3 pending sales and 5 properties have sold in the last 90 days.

Of the 19 active listings in Baywood Village, the prices range from $117,900 with no waterfront or access and no pool, to $935,000 with waterfront, direct Gulf access and wonderful waterview. 

The active with contract and the pending sales range from $125,000 to $399,000 and except for the listing at $125,000, the others have waterfront, Gulf access and excellent water views.

Of the houses that sold in the last 90 days, one on 312 Crosswinds Drive was listed for $239,000 and sold for $230,000 with no waterfront but with a pool and was 115 days on market.  The other four houses all have waterfront, Gulf access and water views.  368 Westwinds Drive was listed at $287,000 and sold for $250,000 after 104 days on market.  366 Westwinds was listed at $354,000 and sold for $300,000 after only 2 days on market.  340 Westwinds Drive was listed at $849,000 and sold for $739,000 after 137 days on market and 309 Crosswinds Drive was listed at $849,000 and sold for $860,000 after only 66 days on market.

A key element to the correct pricing is days on market. The range for days on market for the successfully sold houses is from 2 days to 137, with the 137 days on market home selling for $739,000.  For the active listings, or those that have not yet sold, the days on market ranges from 33 to 679.  For the houses above 200 days on market it is very safe to say that the asking price is being rejected by the marketplace.

At the current rate of sales, there is less than four months inventory of homes for sale in Baywood Village, Palm Harbor.

Tampa Bay Real Estate - Not for the Faint of Heart

Tampa Bay real estate is not for the faint of heart. According to the Pinellas Realtor Organization, September residential sales dropped by 18.5% in September when compared to September 2009.  As of September 30, in Pinellas County, there were 6822 single family homes listed for sale in the Suncoast Multiple Listing Service (MLS).  Of those listings, for September 2010 there were 567 single family residences that sold.  This is an absorption rate of 8.3%, meaning that for every 100 homes for sale in the Suncoast MLS, fewer than 10 will sell in the next month.

Condos in Pinellas County have a very similar picture, with 5511 condos for sale and 387 sold, for an absorption rate of 7.0%.

In both scenarios, there is more than a one year inventory of housing units for sale, so for a seller, the best way to sell a home is to price it intelligently and be sure it is the nicest on in the price range.  Otherwise the marketplace will pass it by and it will become stale, and unsold.

There is a bright spot in all of this based on the Suncoast MLS, as pending contracts went up by 10.6% over September 2009.  As the prices are still dropping, the number of units being sold should continue to increase so that the unsold inventory is gradually shrinking. 

Even though the Tampa Bay real estate market is currently still soft, from the seller's perspective, there are signs of recovery, with the number of units sold increasing in the last three months.  So, don't be faint of heart.  This is definitely a buyer's market.  Prices are at the lowest point in a decade, and interest rates are at historic lows.

WHO ARE YOU?

 

Who do you want to be? Which are the principles by which you want to live? Do honesty, perseverance, and wisdom define you? Are sincerity, generosity, and a caring attitude your trademark?

Having a vague idea of the benchmark traits you wish to exhibit is not enough. To be extraordinary, it is necessary to define yourself in specific terms. If you haven't adopted a precise set of principles, consider choosing from the list that follows: humility, diligence, moderation, silence, temperance, chastity, courage, resolution, justice, industry, faithfulness, order, tranquility, cleanliness, encouragement, frugality, generosity, sincerity, persistence, honesty, perseverance, or caring.

Choose five that most closely match the person you would choose to be. Next define what each means to you, and how you can adopt them as your trademark traits. Finally, begin acting like the person you would be. Ben Franklin kept a small diary and rated his actions each day by placing a checkmark each time he violated one of his personal principles. Over time, as the checkmarks dwindled for one principle, he would move on to the next.

There's no need to discuss your quest for a principle-centered life with anyone. This is personal, very personal. It's also important to accept the fact that once you've adopted a credo, you won't do a perfect job of living up to it. When you find you've fallen short, "accept the result and move on."

Unless you're living the perfect life right now, and most of us aren't, give some thought to redefining yourself. Decide to be extraordinary and do whatever you must do - NOW!

Today's Morning Coffee is especially relevant for the current real estate market.  It is also how Gwen and I choose to approach real estate, by following our personal principles in how we do business so that we are the kind of realtors that people will remember and want to do business with in the future.  Over time, integrity shows.

The Real Estate Puzzle - An Educational Seminar

For those of you who are in the Palm Harbor, Dunedin and Clearwater or Tarpon Springs area, we, Sun Bay Associates at Keller Williams Realty, are hosting a real estate seminar at the Palm Harbor Library on 2330 Nebraska Avenue in Palm Harbor on Tuesday, October 26 to present real information about the real estate market and to correct some of the most common misconceptions, especially in this challenging market.

This is a free event and there is absolutely no obligation.  It is an educational session for our community.

We will have a title expert from Star Title, Mimi Patrick, to explain the purpose and function of a title company in a real estate transaction.  We will have a mortgage company executive, Brian P. Forrester, with Van Dyk Mortgage, to go into the details of getting a mortgage loan and some of the pitfalls to avoid.  We will also have an experienced real estate consultant explain the function of a realtor in the entire process.  Gwen Campbell, with Sun Bay Associates at Keller Williams Realty, has over 15 years experience in real estate and will address the top ten real estate misconceptions.

TRAVELLING AT WARP SPEED?

Familiar with the speed of light? According to science books, light travels at a speed of 186,000 miles per second. That's been common knowledge for years. Now, however, scientists have discovered in experiments that light may travel many times faster. In fact, tests seem to show that light may travel so fast that it arrives BEFORE it even leaves its source.

Business now travels at the speed of the Internet. "Fast Company" magazine reports up-to-the-nanosecond business techniques. You're connected . . . we're connected . . . we're all moving at warp speed!

Whoa! Stop! Put on the brakes. If you're feeling overwhelmed at the breakneck speed of your business . . . and your life . . . take heart. There's a solution, but you must make space for it. Some call it checking out. Others call it meditation. Some describe it as needing "some space" or "quiet time." The name is not important, but the practice is.

Into each day, schedule a time when you can be alone for 15 - 30 minutes. Mornings may be best when the house is quiet. Close your eyes and practice thinking absolutely nothing. If images, worries, or business schedules keep popping into your mind, practice making them go away. Some picture a blank movie or TV screen. If an image pops onto the screen, mentally turn off the TV and watch the screen go blank.

Once you reach this quiet peaceful state, you will notice that your daily family concerns and business challenges begin to resolve themselves. You can attract everything you need into your life by simply spending some time each day with yourself. It may feel awkward at first - thinking about nothing - but you will soon realize the potential of this powerful resource within you.

YOU'RE THE PHOTOGRAPHER!

Most people, when they have their camera in hand, take snapshots of other people or things. The focus is on anything and everything outside themselves. What many don't realize is that they also have a super high-resolution camera in their minds.

The words of William James are not new. They've been said before in many forms, i.e. "As a man thinketh, so is he," or "You are what you think about all day long," or "A man is what his thoughts make of him."

By simply framing a picture in your mind of the person you would like to become, then acting like that person - you ARE that person! I believe it was Zig Ziglar who said it this way: "Fake it 'til you make it!" In other words, just by "acting" like the person you want to be, you actually become that person.

Likewise, we often create our own limitations by creating small pictures of who we are. In the words of Michelangelo (1475-1564), "The greater danger for most of us is not that our aim is too high and we miss it, but that it is too low and we reach it."

Why not take a closer look at the image you've created of yourself? Is it in focus? Does it portray the person you really want to be? Should you "zoom" in for a closer look, or go "wide angle" to broaden your horizons?

Your life is whatever you imagine it to be. Create a masterpiece!
