Royal Stewart Arms, Dunedin, FL

Royal Stewart Arms, Dunedin, FL is a 55+ condo community on the intra-coastal waterway in the Gulf of Mexico.  Why would someone want to live here?  Here are a few reasons, and then we'll go into a bit about Royal Stewart Arms real estate activity recently.

Gulf views.  You get spectacular views of the Gulf of Mexico and the intra-coastal waterway by Dunedin, FL.  Many of the condo units directly overlook the Gulf and the sealife.

Amenities.  The amenities include being on the Dunedin Causeway, which is the approach to Honeymoon Island and its ferry to Caladesi Island, one of Dr. Beach's best beaches in the world.

There is also a fishing pier for Royal Stewart Arms residents.  The clubhouse is outstanding for community events, there is shuffleboard, tennis and many other activities, not to mention that downtown Dunedin is just a very short drive away, or an easy bicycle ride on the Pinellas Trail.

Lifestyle.  You can relax, have morning coffee overlooking the Gulf of Mexico, enjoying the dolphins, walk along the Pinellas Bike Trail to Honeymoon Island, or visit your neighbors.  Sit on a bench and simply enjoy the water views, watch the fishermen or boaters, or wind-surfers.  Go to the community fishing pier and catch dinner.  This 55+ community has a no pets policy.  The condo fees cover just about everything you can imagine, including building exterior, flood insurance, water, trash removal, grounds maintenance, clubhouse, tennis courts, the roof, and basic cable.  All you have to do is take care of the inside of your own home.

There are one bedroom, one bath condos up to 2 bedroom and 2 bath condos available in Royal Stewart Arms.  The square footage ranges from 539 square feet for a 1 bedroom/1 bath unit to a 1239 square foot end unit with 2 bedrooms and 2 baths.

In the last year, 27 condos have sold in Royal Stewart Arms, ranging from $50,000 for a 539 sq. ft. 1 bedroom condo to a high of $190,000 for a 1181 sq. ft. end unit with a west view and fully remodeled.

Why Should a Buyer Act Now?

Here is a little bit of interesting news, if you watch your dollars and purchasing power.  The last month for which figures are available, November.  These numbers are from the National Association of Realtors for November 2012 and 2013.

November 2012  Average Price = $227,900  Interest Rate = 3.32  Principle and Interest = $1,000.61

November 2013  Average Price = $244,500  Interest Rate = 4.29  Principle and Interest = $1,208.53

What this means is that buyers who waited to buy this year instead of last year, saw prices go up and interest rates go up.  With increased prices, and rising interest rates, purchasing power for buyers decreased a whopping 9.7%.  Simply put, a buyer who qualified for a house valued at $200,000 in 2012 now qualifies for a house valued at $180,600.  Couple this with an increase of home values of just over 7%, the true value of a house that same buyer can buy this year compared to last year, using $200,000 as our model, is now $168,000.  This translates to $32,000 in lost purchasing power.

To a buyer, this could mean you can no longer buy in the neighborhood you want to be in.  Or it could mean you simply can't find a house large enough.  Or you can't get a home in the school district you want.  Or it may mean you will stay in your current home.  This year, home prices are rising, perhaps even more than last year, and there are experts predicting interest rates will be close to 6% by year's end.  If you are in the market to buy a home, protect your purchasing power and do not wait.  Act now or you just might miss the opportunity to buy your dream home.  Start searching for your home now.  Don't procrastinate!!

Is a Home Warranty Warranted??

When it comes time to sell your home, one of the questions that will come up is, "Should I offer a home warranty?"  I would wager that a great majority of Realtors would answer that with a resounding YES!!  For roughly $1 a day, you can provide a buyer with peace of mind for a full year after they purchase your house, and keep you from getting nasty phone calls when a water heater fails on a Friday night.

Most home warranty companies cover items such as: water heaters; air conditioner/cooler/heat pumps; garbage disposal; dishwasher; clothes washer and dryer; refrigerator; plumbing systems; drain line stoppages and much, much more.

When, not if, something breaks, for the cost of a trade service call, usually $75-$100, the broken appliance or system, can be repaired or replaced.  And that provides peace of mind, especially for new buyers.  Many Realtors also provide, at their cost, warranties during the listing period so that the homeowner has one less thing to worry about during the selling of their home.

An extreme case of a home warranty saving the day is a home we sold a few years ago, and a water pipe broke in the concrete slab while the new owner was away.  The warranty company not only paid to repair the broken pipe, and the jack-hammered slab, they also covered replacement of the damaged flooring and repair of the walls, among other things.

If you are thinking of selling, or buying a home that does not offer a home warranty, talk to your Realtor about getting a home warranty.  You will be glad you did.  Just so you know, we do not make a penny when anyone buys a home warranty.  It just gives us peace of mind too.
