Cypress Run, Tarpon Springs real estate update

This 30 day update for Cypress Run, Tarpon Springs real estate shows that in this highly desirable golf course community that seven homes are currently listed for sale.  The list prices range from $370,000 to $799,000 and the list price per square foot ranges from $100 to $160.  The days on market range from 3 to 567, with the highest list price, highest list price per square foot and highest number of days on market all being the same house.

Of these homes for sale, there are two Tarpon Springs short sales.  One of the short sales is over 3,700 square feet, with 3 bedrooms and 3 baths, a pool, and 113 days on market.  The other short sale is over 4,100 square feet, with 5 bedrooms, 4 and a half baths, a pool, and 174 days on market.  This house has a 4 car garage.

Cypress Run, Tarpon Springs - a 30 Day Real Estate Update

Today's real estate sales update is for Cypress Run, Tarpon Springs.  For this 30 day reporting period, there was one house sold in Cypress Run.

2909 Saint Andrews Blvd., Tarpon Springs, listed for $384,900 and sold for $352,000 after only 42 days on market.  This is a house with over 3,600 square feet of living space, a wood burning fireplace and incredible view of the Cypress Run golf course.  This was not a distressed property!

There are currently 7 other homes for sale in Cypress Run, a golf course community in Tarpon Springs.  Near to the Gulf of Mexico and its beautiful beaches, Howard Park, the fascinating Sponge Docks of Tarpon Springs and much, much more.

The list prices of the homes for sale range from $370,000 to $799,900 and the days on market range from 82 to 536.  The average list price is just over $580,000 and the average days on market is 250.

Cypress Run, Tarpon Springs - 30 Day Real Estate Update

Here is the real estate update on Cypress Run, Tarpon Springs for the past 30 days.  There have not been any sales or any new listings in MLS in the past month.

Cypress Run, Tarpon Springs is a golf course community with an excellent course for any level golfer.  The homes are spacious with many homes having more than 4,000 or even 5,000 square feet, most have pools and 4 or more bedrooms.

There are two short sale distressed properties in Cypress Run.

2922 Saint Andrews Blvd. is a short sale, is listed for $370,000 and has 44 days on market.  This is a 3713 square foot home with a pool and one car garage.

2823 Saint Andrews Blvd. in Cypress Run is a short sale listed for $689,000 with 105 days on market.  This is a large home, with 4,121 square feet, a pool, 4 bedrooms and a 4 car garage.

The other six homes are not distressed either for short sale or foreclosure.  This can mean a fairly quick closing since the transaction would be between the seller and buyer without any delays caused by submitting distressed property documentation to a bank.

Cypress Run, Tarpon Springs

Cypress Run in Tarpon Springs is a golf community that puts the emphasis on golf.  Cypress Run has one of the best designed and maintained golf courses in the Tampa Bay area, according to golfcourse.com.

The location in Tarpon Springs is beautiful and feels like being out in the country with rolling fairways, lots of trees, and wonderful larger homes, many between 3,000 and 5,000 square feet, with all the amenities one would expect in such elegant homes.

In the past six months, two homes have been sold.

2770 St. Andrews Blvd, Cypress Run, listed for $303,000 and sold for $302,187 after 167 days on market.

861 Royal Birkdale Dr., Cypress Run, listed for $599,000 and sold for $525,000 after only 33 days on market.

There are currently 10 homes listed for sale in Cypress Run.  They range in price from $279,777 to $799,900.  Nine are pool homes with 3, 4 and 5 bedroom models. 

Tarpon Springs has double waterfront advantage also, with Lake Tarpon and the Gulf of Mexico both providing exciting fresh and salt water boating and fishing in addition to the outstanding golfing opportunities presented in communities such as Cypress Run.
